^^ As someone who prefers to have a strong local newspaper, because that actually is important..."dying" newspapers laying off employees and moving printing to another city does indeed suck very much.

It doesn’t suck. This is an opportunity I was hoping would come to pass. There are far better uses for the KC Star building then a dying newspaper. It has potential to become a regional attraction and it’s in a prime location that could turbocharge downtown. A museum, entertainment complex, mixed use venue or even an indoor market such as Markthal in Rotterdam, NL (pictured below). KC better not screw this up.

She also mentioned potential usage as a brewery, fulfillment center or a logistic center along with the site being scouted for the upcoming Royals stadium. Frankly these are all terrible ideas. There’s plenty of open land downtown for a stadium. We have no business demolishing a perfectly good, unique structure.

The remaining stated options are even more deplorable and the brewery option is a C- as we have plenty of those already. Why would you open an industrial space in the middle of downtown. The focus should be centered on turning the property into a public asset, a regional draw for all. Converting it into a drab, low value distribution center or anything similar in a prime location will be a black eye against KC’s revitalization efforts. How can someone be that devoid of imagination or vision? Unbelievable!

Distribution or logistics center costs close $0 to convert to but keeps the building maintained for future use as something.

Project Updates

- It’s official. The Kansas City Zoo Aquarium proposal has been officially announced and approved. Valued at $75 million and containing 600K gallons. Not as large as the St Louis aquarium but it’s being designed by EHDD architects, the same firm that designed the Shed Aquarium in Chicago and the National Aquarium of New Zealand so it should be a high quality exhibit. Construction is aimed for mid 2021 with completion around 2023.

- The Marriott Tribue Hotel / aLoft project aka the North Plaza Hotel off 46th & Broadway has been quietly moving forward with demo and traffic permits applied and received. Early 2021 construction appears to be the goal. This project will be a dual hotel brand project. One hotel will be a unique, 4 star property with the adjacent hotel an aLoft property.

Interesting. Can’t wait to learn more once details are released. Will the tower be part of a complex of other buildings? I wonder if the Plaza NIMBY brigade will come out in force to protest? The North Plaza Hotel project just barely received neighborhood committee approval after heavy alterations and that’s only 8 stories.

Here are a list of projects proposed/approved for the Plaza.

- 47 Madison. Approved by city council, developer waiting for economy to improve but still remains committed to project (17 stories)

The Plaza is catching up on urban density.
The 30 floor tower is one piece of a proposed complex (plans are still secret other than what has been said here). Something like 4-5 mid and high rises. It’s around a few existing high rises so I don’t think we’ll have any issues. The developer/financier is Americo Life. Same group that backed Reverb and Waddell & Reed.

47 Madison 17 floor high rise applied for a 1 year development plan extension so I can see them making a move in not too long.

Just looking over the KC Streetcar expansion map, the Burns and McDonnell/Americo tower project will have a Streetcar stop right outside their door. 45th and Main-Art Museums) is on the map. So street level activation is really important here. This can't be a Reverb or Waddell and Reed again (the street level on both are not too good). Reverb fails on the Walnut Street facing side with a blank wall. Waddell and Reed will fail on 14th Street as it's mostly a blank wall with micro-retail spaces that won't be good for anything other than a single art exhibit.

$22 million Heritage Lofts project at 601 Berkley Parkway. 124-unit affordable housing development. The Heritage Lofts proposal would not only include affordable apartments, but an approximately 1,000 square-foot space dedicated to helping residents find jobs and receive social services. Developer is Flaherty Collins.

EPEC, another developer, is proposing a nearby 45-unit riverfront project that would include 40 affordable units

For those who don't know, these hotels sit up on a hill overlooking the Plaza, so these will be very visible when walking the streets of the Plaza and looking up. 

And bouncing back to the 30-story tower at 45th and Main, that will be very visible. Perhaps the biggest impact.

To recap, Port KC issued an RFP for the parking lot at the Northwest corner of 5th and Main in the River Market neighborhood. The project requirement included having 15% of the units be affordable (and that was met by both of these proposals) as well as 160 public parking spaces (to replace the ones lost). 

The first proposal is from Indianapolis-based Flaherty and Collins. They are proposing a 300-unit, 12-story apartment building on the site. The plan also includes 10,000sf of commercial space and a 400 space parking space parking garage (meeting the requirement of 160 spaces to replace lost public parking). The architect is KEM Studio.

The second proposal comes from Kansas City-based RM Housing. Their plan calls for a much smaller 5-story building with 100 apartments (90 of which would be affordable). A 260 space parking garage is included in the plans but no retail space along the ground floor, which is a bummer considering this fronts the Streetcar line. What's worse is that the garage entrance is on 5th Street, the same street that the streetcar runs on. The project's architect is Hord Coplan Macht, the same firm behind 2 and 3 Light as well as One Cardinal Way and Bemiston Place.

I think the point is trying to be made that the guy with the hairstyle in that rendering has shown up in others. It's like the renders' favorite character to use alongside that guy on the cellphone walking.

Walt Disney's Studio: 31st & Troost


The new plan calls for the building near 31st Street and Troost Avenue to be renovated for multiple uses: a small theater and exhibition space dedicated to Disney and his fellow animators; a Plexpod co-working space; and a digital media training center run by KC IMAGINE. The preliminary plan calls for part of the first floor of the two-story building to be a 50-seat screening room for lectures and movies about Disney and the animators who worked with him. An exhibition area and welcome center also is planned for the first floor. The rest of the level will be the KC IMAGINE training center. Upstairs will be a recreation of Disney’s original office space, and about half the floor will be reserved for Plexpod co-working space. 

Gould Evans has prepared drawings to go out and get solid construction cost estimates, and a series of Zoom presentations beginning this Thursday are intended to educate interested people and potential donors about the plan. The Disney family has donated over $600,000 to the project.
