Happy they got financing, hopefully this means it gets done. I had pretty much figured it was dead. Getting that building filled up will be a big win.

^ Interesting.  Is there a benefit of mixing/alternating as opposed to something like floors 2-8 apartments, floors 9-13 hotel?  Not knocking it, just wasn't even something on radar.  Then again, I have no knowledge or experience in this area. Haha.

Yeah I assume they would still be somewhat segregated right, even on the mixed floors? I don't think most tenants would like to be right next to hotel rooms.

It depends on how the building is laid out, ideally you'd like to keep access to the residential and hotel components separate. While I have no insights into the current or proposed layout of this project, something like hotel on the north half of the building and residential on the south half, each half with it's own elevator bank and lobby is going to be more efficient than one above the other, which would result in longer hallways or shared entries in some areas, if that makes sense. That said, I would need to more creative in how the only apartment floors will function in this hypothetical setup, maybe large penthouse units on the top floors, or perhaps a few residential units that could share hotel amenities for people who might prefer a quasi-extended stay hotel type of lifestyle. Again all hypothetical, but separate vertical cores is probably why to split the floors rather than one over the other.

Whole project is $135m.   All of these projects have multiple permits of various sizes and this one is probably going to be split between 2 big ones because they may have gotten financing for the hotel and apartments separately

Is the Shell station itself responsible for the issues that have happened there? It's definitely a nuisance, but it's also the only gas station in Downtown.

Yes they’re responsible for most of it. Downtown shouldn’t have a gas station and the two on Jefferson suffice the need for those who drive and live Downtown. That gas station is a drug dealing spot and if owners wanted to they could call the police when it happens and they can record what happens outside as they sell and deal openly without caring if they get caught. Again Downtown doesn’t need a gas station when there’s two at very close proximity.

I think a few months ago they got together but the outcome is unknown to me. But from what I’ve seen the City didn’t do much. I live close by and that place is as ghetto and as unsafe a place could be and I grew up in Humboldt Park in the 90’s 😂.
