Bizjournals article behind pay wall but believe an explanation on the latest going on with Jeff Arms. Garage changed ownership and closing on Jeff Arms in the works. But don't have any details.

I sure hope this building gets the TLC it deserves being on a prominent blvd this should be a no brainer project bringing a dead area to life and possibly more..
Is there any chance in the future that Tucker/12th St gets a complete street recommendation or some significant beautification i believe most of downtown main st's need a lot of significant improvements as ameren has butchered our streets
Anyways i think this possible development could lead to more dominos..

^ I don't know about whether a complete street plan was looked at for Tucker, but it was supposed to get a substantial landscaping treatment as part of the Stan Span project... the renders were so beauuuuutiful! One of those issues with no money to do it, I believe.

you should be able to read the article now... what we definitely know is that McGowan Bros. owns the garage now and work is going on with the Fitness Factory. We also know Alterra is hoping to close soon on the Jefferson Arms itself but it's still a bit confusing on whether McGowan Bros. is involved in anyway on that front as the city website indicates that MB also now owns that in addition to the garage... possibly a clerical error.

I am curious about the garage situation and how that might relate to Jefferson Arms parking needs.... I don't know how much space the gym will take and whether McGowan Bros. might move other stuff in there, including possibly its own office. So will it be able to serve Jefferson Arms' needs? If not, what may be the alternatives?

Mike Sarimsakci, whose Dallas-based Alterra International has the 13-story downtown St. Louis building under contract, said he plans to complete the purchase in December. Clearing the Jefferson Arms of debris and beginning the environmental cleanup would then get underway, he said.

Renovation will begin with construction of shops and restaurants on the first floor and in the basement of the Jefferson Arms, at 415 North Tucker Boulevard, Sarimsakci said in an interview in St. Louis. Opening the retail outlets will occur before completion of market-rate apartments in the original section of the historic building that debuted as the Hotel Jefferson in time for the 1904 World’s Fair. Apartments also would occupy the top two floors of the hotel’s 1920s addition on Locust Street.

A hotel of about 240 rooms will fill the rest of the addition, said Sarimsakci, adding that the operator might be the Trump, Mariott or Divan Group hotel chain. The entire project could be done by January 2020.

^ I feel pretty good about this one.... and that timeline would be fantastic. Railway Exchange I think is gonna be much tougher, but maybe a portion could get started say in 2018. Getting one done and the other well underway by 2020 would be huge.

^ RR/X is double the potential; double the trouble!

I wonder what kind of retail they have in mind for JA; sounds like maybe some shops in addition to bar/restaurant. And I'm not very clear on parking arrangements... I assume at least part of the building in the rear now owned by McGowan Bros. will have parking but I'm not sure how many spaces after the gym and office(s) are carved out.

^ Looks great so far; can't wait for them to redo the entire building.

Lucas Park would stand to improve based on this, but last time I was there a couple of Mondays ago, it was overrun with homeless people at midday.

Fitness Factory is moving there to make room for LockerDome to move into the old Fitness Factory space. There will still be parking above.

Why would a W put their first STL property there? It makes zero business sense. I realize business sense doesn't go hand and hand with some posters here though....

This and the Chemical are the 2 biggest saves of the second half of they year in Downtown. Now I am waiting for these to begin and the Railway Exchange building get a plan.

The more people and retail we have Downtown, the better. It can grow our economy. I have a belief that this Jefferson Arms project will re-launch Tucker Boulevard and make it into the City's second Washington Avenue and this project could be it.
