While on the other side of 44, the Shell station at 44 & Hampton (SW corner) is now abandoned. What a terrible place for an abandoned gas station. The QT have eaten the Shell (or whatever it was) for lunch. In any event, the hope (unlikely) is that something other than an ugly gas station goes in there. The Old Jack in the Box needs to be demo'd. That is looking rough.

According to neighborhood page, MPS bought the Shell station and is going to rebuild it, to my chagrin.

I recall reading on here that JITB was being turned into a coffee shop.  If it turns into a 7Brew or something, I don't think it will play.  The Chippewa location is a joke for traffic safety.

While I am not a fan of these mini-drive-thru coffees shops, better than nothing I guess. The Scooters at Lindbergh & Tesson is a huge waste of a good sized lot. Sort of like the Starbucks on Hampton. I wouldn't be surprised to see a Zaxby's pop up on Hampton since they are supposedly expanding in STL. Not saying I support another fast food joint.

What a mess of a stretch, if it was at least 1960s mid century architecture development, drive in vibes along this stretch (ie Courtesy Diner, former Talaynas, Imos a few of the office buildings) we could eventually live with that with some sprucing up but what a disaster entrance of an interstate crossing, gas stations and chain drive thru fast food into our premier park.

I really wish Hampton would have seen a different history with either the Arena being redeveloped into the aquarium, the zoo lots and parcels being developed, a less obtrusive hwy 40, or at least the highlands plaza/community college development being more intertwined with its surroundings

I agree. The stretch of Hampton between 44 and 64 should be a family tourism corridor. A few hotels. A few small attractions. The hospital site should be a large resort with indoor water park. A gondola between Zoo, Resort, Science Center. I dream.

The Zoo owns it but they're all in on the north county campus for now.

That since it's a drive-thru, the SLUP parking requirements of this parcel (sides and front parking) don't apply.  That's what Narayan told me too, in essence.  I imagine it's built up to the street so it 'meets' the plan since it doesn't have any front or side parking.

Probably won't be voting for him next round.  Hampton continues to be a blight.  He didn't want to install speed bumps in neighborhood streets because it just 'moves the problem somewhere else'.. not if you install them rigorously.  Somehow Vollmer was able to push them through all over ward 10.

The drive-thru will be between the building and Hampton.
Yet another business whose success depends on poisoning people with car pollution. 
I forgot to ask if someone outside of a car can patronize the place.

I ultimately am not really fighting over car pollution here, I'm just asking for something better and standing behind the land utilization plan.  And it's ultimately going against the spirit of the land utilization plan even if it is literally allowed.  It proves it was likely a waste of time and wasted effort.  Say less to your constituents when you ignore my emails for a week and a half and then submit a letter of support.

The orientation that so many alders have of "any development = good" is beyond frustrating, so much of our urban fabric lost to drive thrus, gas stations, etc because of that attitude.

It is better than a vacant Jack in the Box, if you ignore the negative externalities of a car magnet, but is far short of what this city needs. The FAR and thus property tax productivity will be low. More sales tax is good, but it comes at the cost of more traffic, crashes, pollution, wealth wasted on driving.
