On Saturday I drove by there also, and saw the lights. The back lot was packed with cars and the whole lower level was full of people. I figured it was a groundbreaking gala or something. It look pretty cool all lit up with a huge tent up front, and the lower level was glowing like red-blue-purple from inside. it looked like a lot of people were there, which bodes wellfor the project...

I read recently where a charity gala was going to be held in the building for an organization like Opera Theater. I bet that is what all the hoopla was about.

What do you guys think about the property directly to the east of the hospital? There are some houses along Tucker and on the east side of Tucker there that look like they're being redone. Think this area will benefit as well? If it did it would tie into soulard nicely.

I think that area would benefit from City Hospital - maybe we'll actually see some progress with Bohemian Hill.

WOW...this is a HUGE project. I drove by it this past weekend and was amazed at how awesome that place will be when it opens. It will be more like a resort than anything else.

When I drove by the other day, it looked like work has started on the buildings behind the main hospital building. I guess the new cupolas will be installed soon as well.

This project seems perfectly suited for a palatial dress out. But the prices seem almost too affordable. All the better I guess for good appreciation rates and resale values.

Condo association fees are in the range of $300. That's like spending another $125,000 on the purchase price!

The project is really going to be pretty cool. I don't want to complain about this, but just curious why they tore down the two highrise towers that were to the north of the complex. They were added in the 20's, and looked really attractive. Talk about density.. Anyone know?

This has got to be one of the best things that has ever happened in the the Frenchtown neighborhoods. This will link Soulard, Lasalle Park, and Lafayette Park. Can't wait to see it done. Also, looking forward to the development this will encourage across the street.

You are correct. The condo fees include all heating and air conditioning. Owing to the historic nature of the building, the developers didn't want 100+ air conditioning units sitting around the building. The building is maintained by a central system with each unit provided with an electronic damper to throttle the temperature by the thermastat.

I toured this place this weekend, it's going to be amazing. The back buildings are supposed to house retail, commercial, and a fitness center. There is also talk of a grocery store, but I don't think I was supposed to hear that... or repeat it.

Not exactly. The fees of any condo include sewer, water, groundskeeping, insurance on the structure, routine building maintenance, and a portion is set aside for long term projects/repairs in the future. The Georgian also includes the heating and air conditioning. Anyone that ever owned a home would be happy to pay a set fee to cover all of these items - no sudden $4,000 surprises. It's a bargain.

The cupolas are being made as we speak. The smaller cupolas that go on east wing will be installed mid-November. The larger and much more elaborate center cupola will be installed in early December. The cupolas are being made in Texas and were slightly delayed owing to the hurricane. The cupolas will be plastic, but covered with Copper. They will look great!
