What's odd is that they claimed they had 1/2 reserved like 18 months ago. The first time I toured the place shortly after the first models were open they said they needed 40 pre-construction reservations to secure final financing.
When I toured it about a year ago around 1/2 the units were sold, or at least 1/2 on the paper were marked sold.

I wonder how the slow sales at the Georgian along with the fire at Mississippi Place will affect the time table for the Union Club? Hopefully Gilded Age has the liquidity to see all these projects completed

Do you think its a Guilded Age issue or a Lafayette Square issue? I think there are still unit available at the Abbey and Mississippi Place. Can't complain about the location for either of those properties. Does anyone know if any of the non-Guilded Age properties in the area have had this much trouble selling?

Isn't the Georgian complex bounded by Lafayette on the south and Park on the north?
I'm aware of three homes being rehabbed on Bohemian Hill, two along Tucker, one facing West off of Tucker (don't know the street name). I talked to a guys who was supervising the guys doing the tuckpointing and they said everything in the area is being bought up and said, "Property values here will go up."
It looks like a row of houses on Lafayette close to the 55 entrace is being demolished, which is where the Real Estate agent pointed when he mentioned a possible grocery store during my tour about a year ago. Probably just wishful thinking but that'd be pretty cool.

what are they demolishing!! you're not talkign about those homes across from the goergian are you? for the love of god why? There's enough vacant land over there to build about three stadiums!

I don't understand it either. How come no one knew about this? Aren't these buildings in a historic district? Doesn't approval have to be gained before demolishing anything? What are they putting up in their stead? And why is it necessary - like I said - these three buildigns are literarlly suyrrounded by acres of green field. I don't see why anyone would need to demoilsh them

I was very disheartened to see the demolition, too.
The buildings in question are in a Preservation Review area, I think. Seems demolition permit was taken on 10/26/2006. Owner is listed as LCRA, of course.

I believe the buildings were occupied until very recently. I remember seeing some hand-made signs in the windows complaining about eminent domain or something. I had no idea that this was what was coming. Very dissapointing.
I was told two years ago that Guilded Age had an option on the property across the street from The Georgian. Plans were for "stabucks & a cleaners, general retail space".
If Guilded Age doesn't start fixing up their properties so that they will sell, more vacant land for the City of St. Louis. Their sales guys are and arogant and decietful bunch.

I stopped by there last weekend. Only 50% sold.

They've been claiming half sold for about 2 years now. Something does seem fishy.
If people are like me, it's because it is a former hospital - an old hospital. I don't hear about too many hospitals being converted to apartments or condos across the county. I don't think I would want to live in a former hospital. Thousands of people have died in that hospital of everything from cholera to AIDS. Sorry, but I'd take an old shoe or tobacco warehouse loft condo anyday over a place where people have have died from disease, gunshot and stab wounds.
Also, the last thing I want to experience is a turf battle with a ghost.
I have the same issues with hospital living as Arch City. Although I do admit, that building is beautiful, and the campus has tremendous potential.

I agree with both of the above. I would think twice about moving into an old hospital. That said, it also think the no-mans land feel to the area around the development is a huge part of the problem. Gilded Age puts together a good urban commerical development across the street with some residential mixed in and I think they will be able to sell their units alot easier.
