I don't think there's any conspiracy. It's really cold and homeless people had been squatting down there forever.

Trying to keep this in perspective this weekend but damn this one hurts... between the fires on the near north side and this we are really losing a lot of the physical infrastructure that showed what a manufacturing powerhouse we were. Really sucks

Even if it was unhoused people, you have a billion dollar investment brewing that you have went max public about and you haven’t even bothered to clear out your buildings of people living in them? You don’t secure your buildings? If so, you never had a plan to actually rehabilitate the buildings.

This project has been the promise for downtown and the region for a few years now and there was absolutely no movement, then the main building burns down. I’d like to see what this NY group that promised the moon has to say about this now

The fire also took out the building south of the main building. So the building cluster at 2nd and Gratiot is destroyed.

In an ideal world, the fire leads to new construction housing being built, but that’ll be a tough sell considering the promises that were made.

Idk if this is necessarily bad news for gateway south right off the bat. May give them a clean slate, but it will most likely just end up being a warehouse district

Pathetic. At this point St. Louis has lost pretty much all of its historic riverfront (North and South) besides a couple blocks at Laclede's Landing. I dont expect any thing to happen in this area for a long time and when it does, it will just be nondescript, ugly warehouses that you'd see off any highway exit. Right south of one of the greatest monuments in the world.

Absolute gut punch, whatever happens after this it will most likely pale in comparison. This town needs a break in the worst way.

Need to get a handle on the homeless problem this winter, this is completely out of control.

that building is just waiting there to go up in flames.

Am I wrong to cynically compare Chouteau's Landing to The Bottle District?  Both were a lot of hype and pretty renderings until the original buildings go up in flames and the land sits vacant for decades+.

If the market was there to rehab those buildings, the market should still be there to build something new that is not just warehouses. However, if it ends up being mostly warehousing, even though it would be disappointing, I would much rather have that than abandoned buildings simply because it would prevent the area from being sketchy, add tax revenue and employees.

It's so visible it really needs to be a landmark. I'd rather see the land sit vacant than become a low productivity tilt-up eyesore. I believe speculators call things like fulfillment centers and storage units "ground cover," since they cover the real estate taxes until the land becomes valuable enough that they can sell it at a profit. The fact that the buildings apparently weren't secured, even after the first fire, really makes me skeptical about the developer. I've been excited about this development, but the length of time without movement, and the movement we're getting now makes it feel more and more like your typical land speculation. If they have some real commitment to the area, then they need to show it fast. We'd already lost too much to sketchy land speculators long before this. It's hard not to see comparisons to the Bottle District and even Paul McKee here. If they're not McKee they need to show us.

Building tilt up warehouses is far cheaper than renovating that building into offices

 level it all and build tilt up whatever, data centers (ok maybe not data centers) fulfillment centers........

I am sure that it is innocent but it does seem suspicious.  It would be interesting to know if the had the buildings insured for replacement cost. If so, and they don't rebuild, that would be a big enough pay day to jump start the project.

I am not sure what or if any thing can be saved. Any way if the site is leveled then I don't think the city should let warehouses be built. Instead the city should push for 25 to 30 floor multi tower residential development.  With mixed used development around it.

This would be a cool thought if the region was having Indianapolis like growth and there wasn't tons of space to redeveloped in the core of downtown.

Right now, anything to get this area generating tax revenue and less blighted is what city needs, even if it's warehouses.
