One year later after the announcement of the redevelopment plans, there has been a shakeup but the shakeup guarantees the project happening.

The column of smoke was definitely from that immediate area, although it cleared after about 15 minutes which makes me think it was a car or something small
Had an interesting idea today. Now that Eat Rite is empty once again I can’t help but think it would be a good opportunity to physically move the building to a more appropriate lot to pave the way for a redevelopment of its current location.
It’s a tiny building that would be perfect for some of those tiny awkward lots in this area.
My first thoughts are the lot between Broadway and 4th just south of the bridge, the parking lot behind Broadway Oyster Bar, or the surface lot north of Still 630.

I've pitched the idea of moving it down to the Still630 site, but that wasn't well received. The next idea I pitched was reorienting it to front Chouteau and meet at the corner. No matter after what though, the developers I know don't want to bring the building down.

Chouteau's Landing: The grace period of the potential buyer's latter of intent ends, I think, in the middle of February. I should know, on my end at least, if the developer advanced on Chouteau's Landing or walked away. Depending on who I ask, the responses are split. Some think the potential developer will walk away and others think they'll pursue it. As for me, I think they'll pursue certain aspects of it and leave the rest for sale. It's such a large area, but the developer has the financial power to get it done if they wanted to.
Municipal/MacArthur Bridge: The trusses over Broadway are supposed to be replaced starting this Spring. The TRRA is handling that. Other upgrades will be done to the bridge, but it's not supposed to alter the look the bridge any.
744 South 4th Street: Bricks from the collapse have been cleaned up. Sidewalk still closed due to a hole out front and apparent erosion underneath the sidewalk. Future for the building still being looked at but is trending in the "save and rebuild" direction. Nothing is finalized yet.
700 Block of 4th Street: We're still planning some things for that block, just making the numbers work is a bit of stretch at this point. We do know for sure that the back of the 700 Block of South 4th Street will be fenced in and made into parking with some landscaping. We can't build back there due to the highway.

Additionally, we're also attempting to acquire the Nephews Grill buildings but have run into some hiccups there. We think we will persevere with those, just it takes time. Those two buildings (740 and 742), along with the associated parking lot, would be the last to begin renovation.

So if he knew he would end up selling anyways, why did he feel the need to take a sledgehammer to the historic building? Either way congrats, you guys are doing the city a huge service saving this poor building.

I saw a rerun of Bar Rescue on the
Past Times on 4th bar. Is that space still in good shape from the rehab done on the show? Will it be reopened as a bar after the rehab of that strip? The concept created on the show was great. I think with the right promotion they could do well with the Cardinals crowd.

^ The bar is currently called "Game 6 Honkytonk Joint." I was in there I wanna say...18 months ago (?) and it looked just fine to me. They had Capri Sun's infused with vodka, which is enough for me to hope they make it through all of this.

May is looking like the month some news, and maybe some renderings, breaks through. Not sure when exactly in May though. The entire project has been altered from the Apted plan from 2019. New developer. New architect. New path forward. It sounds exciting from what I've been told but I'm still skeptical since the plans, from what I've heard, just don't seem well thought out. Design work is advancing on 744 and 750. It's still early though to share much on that side. The vision for the buildings is becoming much clearer once we started sorting out hopes from reality and factoring in costs. The architect we have working on the plans with has been enjoyable to work with so far. The preliminary plans include floor plans and elevations and are acceptable for the situation and fit within the budget. 750 (the Garage) had some graffiti taken off the front recently. I think many figured by now that the graffiti will be taken off of the entire garage once renovations start. As to when everything will start, it's hard to say at this point. We're in no rush but at the same time, we sort of are.
I'll swing back around in the next few weeks with an update as things advance a bit more.
