Not sure how long the sidewalk has been reopened for, but it is. The covered sidewalk is a nice touch but is not ADA accessible. The sidewalk next to Forsyth is still there and that's ADA accessible. I hope that some good retail tenants move in to activate this part of downtown Clayton some. This project would be a good, last office building project for a while here. Focus on densifying the residential side of things rather than build office super blocks. There is a pathway to a vibrant downtown Clayton after 5pm, but it will require halting office construction in favor of more residential (apartments, condos and townhouses).

This particular project could've easily condensed the office component into one single tower with a second tower being residential.

It is confirmed Emerson is moving in. According to the BizJournal.

From the PD:

CLAYTON — Emerson is moving its headquarters from its longtime location on West Florissant Avenue in Ferguson to downtown Clayton.

Emerson is scheduled to hold a ribbon-cutting ceremony Friday at 8027 Forsyth Boulevard, a 14-story building in Clayton. Emerson will lease the top three floors, and portions of two other floors. The site is set to open in 2024.

It's not downtown, which would have been best, but I still think this is a win for the region. I can celebrate anything that puts more people in the vicinity of that downtown-to-Clayton string.

The assumption was always that Emerson’s new location would be substantially smaller in office space sq. footage, but only ~3.5 floors is a bit disappointing. I wish they were taking up more of the building.

Emerson will be leasing the top three floors of the 14-story building and portions of two other floors. Emerson will receive naming rights for the building, which will be called Emerson Tower. The company plans to relocate approximately 400 corporate personnel from its campus in Ferguson to the new building by mid to late 2024.
I guess no one will be calling this Forsyth Pointe any longer.  Commerce Tower and Emerson Tower.

I’ll still call it Forsyth Pointe since the two buildings are linked by a single garage. It’s just one big podium development.

I know, but a major corporate headquarters locating a couple of blocks away has to look good to a hotel's backers.

I'm not sure how many employees Barry-Wehmiller still has in their old buildings, but it occurs to me that the southeast corner of Forsyth and Brentwood would now be a prime location for a major new development.

Since not many are left, I suppose all of Clayton's buildings which used to define it's architectural identity will eventually be gone.  This makes me sad.

For some reason I thought they needed more space and were going to stay in the other buildings also.

^Yeah, that's probably true. I'm just speculating now that the higher-ups have nice new digs, maybe the "lesser" employees could be relocated somewhere cheaper, and the land could be sold for a big profit. Again, just speculation, but it sure is a great site.

It was a consolidation of three locations in clayton into two.  The buildings at 8020/8040 are completely full.  It most definitely was not "leaders get the new space, everyone else stays".

To put it simply, we have:

A small lobby cafe space for a coffee/grab and go. Looking for an operator. Have 4 groups looking at it.

On the exterior, there’s a 2400, 2800, and 8300 sf vacancy for mix of retail/restaurants. Financial institution likely taking the big space. Art gallery will take the 2400 sf. 2800 sf will be a flagship restaurant. Details will be released in the fall.

Someone told me they had heard first watch was going back in BUT with the location they moved to in Brentwood and now one going in by Costco I would say that is probably doubtful.

First Watch is going in the bottom floor of the Commerce Bank tower next to us.

With Dierberg’s and Target pulling out of 170/Olive, I’m not sure what small shop deals are going to keep there.

Neighbors in the Maryland Walk tower over on Maryland are complaining about their view of the "unfinished" garage.

Yeah, it's a little exposed looking on that side, but there's also literally another intervening parking garage between Maryland Walk and this building, whose roof deck is seen at the bottom half of this photo.
