This crane is very noticeable. I saw it from 64 and 170. It’s neat seeing that along with Clarendale’s. I went over l and got some more pictures.

While this "cycle" isn't nearly as impactful on the various skylines as Centene 2, One Hundred, and One Cardinal Way were, this grouping of Forsyth Point, Clarendale, BJC Neuro building and 4210 will keep cranes in the air and add very good density to both Clayton and Cortex.
Hopefully these bridge the gap for the next round of taller proposals should we get things back on track here reasonably quickly.

Those two projects will add close to 500 units to the intersection of Pershing and DeBaliviere compared to just 300 or so units in each of the city's newest residential towers. SoHo in Soulard has more units in a low to mid-rise apartment building than either of those towers too. Wash U's new Neuroscience building is expected to house around 1,200 employees when it's fully built out, I imagine you could probably squeeze a similar amount into Forsyth Pointe too. Although in our new reality that might be different now.
And who knows...Centene has largely wrapped up work on SD1 and SD2A for the most part...maybe we'll hear about SD2B and SD3 at some point.

Second crane is up and operational. It's shorter which leads me to believe this is only for the parking garage and not the second tower. Regardless, it's nice to have 2 cranes up at one site. Another little observation: these are the same cranes that were used on the East End of WashU.

Of the 457,000SF of office space in the two buildings, listings show 94,830SF remaining. That’s not too shabby for a building that hasn’t gone vertical yet. About 79% pre-leased.

I would hope so too. I know we have some older office buildings in Clayton as well and I regularly see 'For Lease' signs out front of those. I don't know what the occupancy numbers of the older buildings are, but I wouldn't be surprised if we see some renovations to trigger demand in older buildings given the price of land in Clayton. I believe the Sevens building saw renovations a couple years ago and thought not office specific, the Sheraton is being completely rehabbed. Seems like some of the development here could be geared that way.
^ Yeah...despite the massive blank wall on the other side, that's actually a decent looking structure for a parking garage.

Can't knock it if more Clayton development happens but for the region's sake I think it would be better if something could happen with the old SBC/ATT downtown Chestnut tower next. Having that sit empty hurts the region as a whole ant the more new Class A office space built out might mean that it is less likely the tower gets a buyer let alone any tenants..pdm_ad wrote: ↑Jun 11, 2020^ Very impressive considering the times. They join Barry-Wehmiller Group, US Capital Development and ElmTree Funds, all who have already announced their move into the 202,054-square-foot, 14-story west tower. Lease rates have not been disclosed but they're rumored to be some of the highest asked for in Clayton, around the mid-$40s per square foot. Centene's newest tower is asking around $42 per square foot.Commerce Bank, which has $30.5 billion in assets as of June 30, will own and occupy the 255,114-square-foot east tower, eponymously named Commerce Bank Tower, along with law firm Husch Blackwell. The 16-story tower will have more than 250,000 square feet on top of a seven-story garage located at the corner of Forsyth Boulevard and Meramec Avenue. About 6,500 square feet of street-level retail space is available at the Commerce tower, officials said.
"We’ve owned that corner of Meramec and Forsyth for a long time and have always known there was a great opportunity for that block," said Chuck Kim, CFO and executive vice president of Commerce. "The timing (with the developers) was just really good."
Husch Blackwell is slated to lease up to 120,000 square feet in the east tower, downsizing from its current operations at 190 Carondelet Plaza and 101 S. Hanley locations in Clayton where it leases 230,000 square feet total. More than 50,000 square feet of office space is available for lease in the Commerce tower, officials said. Husch is the 100th largest U.S. law firm in gross revenue, with $380 million in 2019, according to America Lawyer.
