Nice. Also: Here's contact info to the STL Board of Aldermen. If they're going to let "aldermanic courtesy" derail large developments for smaller ones that play dirty, then they should be hearing from their constituents how this is all bullshat.addxb2 wrote: ↑Jul 20, 2020info@luxliving.co
If you’d like to remind them of the benefits of TOD, community led design process, or your opinion of their actions.

^ Well at the very least we can thank the aldermen for giving us a cut and dry example of why the city desperately needs ward reduction.
I believe that Lux Living came from Asprient Properties, which has gotten local notoriety before for shady tactics: https://www.riverfronttimes.com/stlouis/at-st-louis-based-asprient-some-very-unhappy-tenants/Content?oid=3088073&showFullText=true

Correct. Also, based on their website, it looks like they have some aspirations to expand into other cities like Nashville and Dallas. Would be a shame if we all reached out to development leaders in those cities to give them a heads up as to what BS they're pulling here.

I'm seeing some connections to STL Citywide https://goo.gl/maps/vtJtvQ1N2cVpmQaX6 Is that the same group? Trying to find a way to give out a few 1 stars for this...
Asprient is STL Citywide. STL Citywide is LuxLiving. Big Sur construction is part of their company. It's all the same company.pattimagee wrote: ↑Jul 20, 2020I'm seeing some connections to STL Citywide https://goo.gl/maps/vtJtvQ1N2cVpmQaX6 Is that the same group? I've been in contact with people in Nashville before about the expansion plans, I could inform them again but I think they're keeping track of what happens with their projects here since they'll message me occasionally about the issues the projects are having.chaifetz10 wrote: ↑Jul 20, 2020Correct. We lived in one of their buildings a few years ago (at the time they went by STL Citywide) - broke our lease early to get out. At one point our dryer exhaust hose came unattached from the ceiling. When I tried to fix it myself, I realized that it just vented into a hole in our ceiling... as in it was just a hole cut in the ceiling without any external vent. Years and years of dryer lent was building up right over our own heads. So they are shady, cheap, and just a less than reputable company.
Fun fact- The TIF application for Expo listed the structured parking cost at $10,763,157. With 361 spaces that's $29,814. Adding more would undoubtedly cost more per space since they'd have to dig deeper. Wealth much better put to other things.
This project is way to important to let Sid mess this up. Someone will stop the madness. I have faith. I'm sure Pearl has knowledge of Sid's history. What a poor human he is. So much pain encountered by so many due to his greed.

This situation is an absolute outrage! Pearl’s project is a great one that needs to be given the green light by city leaders.chaifetz10 wrote: ↑Jul 20, 2020Here's a link to read the full article, without needing a STL PD subscription: https://outline.com/LCPNz9
And Lux is definitely playing with fire. It seems extremely petty for one developer to resurrect some neighborhood organization that's been dormant for decades just to try and kill their closest competition. Best case scenario, they delay Pearl's project for some time, allowing them to open up first and get a jump start on leasing.
Building permit applications submitted for fire sprinklers for both buildings.
Permits issued yesterdayquincunx wrote: ↑May 14, 2020Building permit applications submitted for excavation, footings, and foundations.
So does this mean a solution has been agreed to?

Not necessarily. While the building permit may have been issued, BB 61 to change the zoning still hasn't gotten past First Read:

Neither Expo nor 310 DeBaliviere have building permits to build the buildings. They only have ones for foundations.
Does this mean we’re waiting until at least September 18th?chaifetz10 wrote:Not necessarily. While the building permit may have been issued, BB 61 to change the zoning still hasn't gotten past First Read:

For the zoning piece? Yes. They could start on the foundations now - and I'm sure that'll take some time anyways.

Will they start on the foundation without certainty that they’re going to get the building permits?chaifetz10 wrote:For the zoning piece? Yes. They could start on the foundations now - and I'm sure that'll take some time anyways.

The building permits for building 301 DeBaliviere ($22.4M) and 5720 DeGiverville ($33.6M) were issued yesterday. I don't understand how the one for 5720 was issued without the zoning change. ¯\_(ツ)_/¯

That sounds like a very good thing, no? IIRC Pearl was based out of Indy?framer wrote: ↑Jul 31, 2020St. Louis based Red Brick Management is merging with Pearl Real Estate management. The new company will be based in STL.

Red Brick isn't generally known to be the best management company from a tenant perspective. That's all the insight I have.
So, we essentially get Asprient and Red Brick in a pissing match. Wonder what we will get as the product?
