Doesn't look bad too me. I'm also sure that the proposal will be refined, so the final product may look a lot different. So do you guys think this qualifies as TOD.

^ I think you'd have to take a look at how many parking spaces are allocated for the project for its todiness; but it certainly will be transit convenient.

also, fwiw, I see there has been a permit issued in late Sept. for an 8' aluminum fence around what I assume is the planned site. (the vacant lot next to Big Shark.)

Yeah, this would be TOD. Even if it incorporates substantial parking - which I'm sure it will - it's pedestrian friendly/facilitating orientation to Delmar, density, proximity to Metrolink, and fact that it'd assumedly be mixed-use would make it TOD.

As for the design: a potentially boring 13 story apartment building is really exciting for the Loop. This is 2x taller than any other residential in the Loop except for the 15 story monolithic concrete assisted living tower on Westgate. A potentially boring 14 story office tower in Clayton is a story that's been told many times over. It's not a free pass from criticism of the design, but boring or not, this would bring something unique and really significant to the Loop's built environment.

At least it's not clad in brick and crowned with a clocktower. I really hope this proposal moves forward- that vacant lot has bugged me for years.

It smells like money. Lots of it. At least $40 million Simoleans. So while we can debate back and forth about brick or concrete, stainless steel or glass, this project stands to change the world on the East Loop.

And at least for now, it appears to be 100% privately financed. Maybe some TIF will be added, but by and large, it looks like two ducks, two rather powerful ducks, Edwards and Clayco, are risking serious jack on this proposal.

We should be kissing their feathered behinds right in the middle of Delmar. We should be holding a second line jazz march in honor of these guys.

Is it TOD? C'mon! Consistent with the city's new TOD plan for the area, a block from Metrolink and on top of the new Loop Trolley?

I'd love to wake up in fall/winter 2017 and have this Clayco project and a 7-9 story Loop Lofts Phase II housing 500-600 new Loop residents.

Seriously wondering if demo'ing the building may actually bring more interest. It makes me cringe every time I drive by. Start with a blank slate.

^ good news on two counts, I think. As for the key Church's Chicken spot, I think that is a great idea on a Byrd & Barrel or Gus's transformation at least until infill might become more economical... which brings me to a question, has anyone been to both of those and can give a verdict on food preference and price comparison?
