I haven't seen one. If someone wants to jump on this, though, I have partial data from the Downtown St. Louis Partnership. They define "Downtown" to include everything east of Jefferson, south of Cass, north of Chouteau and west of the river.

In 2000, only 4% of downtown residents lived in lofts (330ish). Only 806 people lived east of Tucker in the Central Business District. (It's five times that now.) Most "Downtown" residents in 2000 were in places like Columbus Square (pop 1900), Jefferson Arms, Plaza Square and the public housing between Cole and Cass. The increase of 5150 residents since 2000 mainly relects lofts or new apartments... and factors in the loss of the Jefferson Arms and much of Plaza Square.

Report today stating the residential pop downtown continues to grow. Good news but we need to do better. Even though the population is increasing, I doubt it's in pace with some similar sized cities.

Agreed- but I feel good about another upward swing in downtown population in the not-so-distant future with the recent announcements about the Arcade and Chemical buildings.

As I said in another thread, I hope demand is strong enough that we'll see relatively quick absorption of units in those buildings. Hopefully that will make residential development in other downtown buildings more attractive. I'd still love to see action at the Jefferson Arms, and I still think the best hope for the Railway Exchange is a mixture of residential and office units above ground floor retail after Macy's leaves.

And who knows, maybe then we'll see some new construction? (Ahem, Ballpark Village, Phase II?) One can only hope...

It definitely looks like Jefferson Arms is the next logical target for redevelopment. Although, I wouldn't be surprised to see it sit for a couple more years while Roberts, Chemical, and Arcade come on line and start filling up.

There is a parking garage on the back (west) of the Jefferson Arms. I'm assuming that it's already at full capacity?

I know some of the loft residents on Wash Ave already use that parking garage. I had a friend living in the Rudman Lofts at 13th and Washington that parked in there.

I was downtown last night to catch a movie at the MX, and I just wanted to point out what a difference it makes to have people living DT. There were pedestrians, dogs being walked, sidewalk diners, businesses open, families and biz people walking around...dare I say vibrant...well, at least there was a pulse. For those who don't know, in the 1990's DT was DEAD! It's nice to say I had a great time in DT STL last night doing something other than dinner and a game and even better to say that there were others around in noticeable numbers adding to the good experience! DT has come a long way. Now when Chemical and Arcade fill up...look out! Now we need the Jefferson Arms to bring some much needed life to Tucker.

Plus if there was all that activity, there wasn't:
-a Cardinal game at Busch
-a play/concert at Peabody
-a hockey game/concert at Scottrade
all were dark.

I have put in applications to live at the Metropolitan lofts, the Leather Trade, the City Museum lofts and the Continental. All have had waiting lists. And rents seems to be going up elsewhere.

^Awesome. And gret to hear that all o those buildings have wait lists. No wonder the Chem, Arcade, & Roberts are moving forward.

I'd heard that the Continental was actually pretty pricey? Are it's rents in line with the others you mentioned?

I hear ya. I finally found place down there, but everywhere I looked they were talking waiting lists and pre-leases. The demand is definitely outstripping the supply.

Throw in a couple sleek mid rise buildings - One to fill in the empty corner at Wash Ave/Trucker (believe Southwest corner - correct if I got it wrong) and the other to replace the underwhelming US Bank branch on Tucker near the mall.

1BD and the Continental actually is pretty affordable in terms of their smaller units. Just hard to come by.

At least the US Bank is doing something. I'd rather something be done with this block where absolutely nothing is open. A lot of opportunity here...
