remember that one poster gone_corporate who whiffed on the google rumor....hmmm...

Didn't hear Slay this morning, but as we were just discussing a few comments above it sounds like one will be announced soon for the TechShop building with a sole tenant taking up around 40,000 sq. ft. That's double the space Square is taking in the 4240 so it could be a couple hundred more workers. And I wouldn't doubt Wexford has something to announce soon on its US Metals site. So let's speculate!DogtownBnR wrote:Maybe I haven't paid enough attention, but does anybody have a clue (or has it been speculated) who this mystery 'big name' tenant is, that could be/is coming to Cortex? Mayor Slay mentioned it during a Fox 2 interview from IKEA this morning.
^ I'd go goo goo over google.

If the momentum keeps up and Cortex keeps attracting great tenants with name recognition, I wonder how far down the road Google Fiber would be. It seems like they are expanding to additional cities every year or 2. While I know we are not being considered now, could bringing a Google office or a Twitter office, open their eyes to STL?

Lower said the Cortex district is looking at how to integrate more street-level retail into areas surrounding Ikea, particularly on nearby Duncan St. and at the retained 3.5 acres on the edge of Ikea itself that Lower hopes to see a multi-story structure house restaurants and retail.matguy70 wrote:http://news.stlpublicradio.org/post/wor ... cortex-ceo
Rumors of a potential Target coming to the area, for now, are just rumors, said Lower.
Also, millennials apparently like meatballs.
Interesting residential wasn't mentioned for the previous "silo lofts" parcel; obviously plans have evolved there.
CORTEX has a west coast company taking the Crescent Warehouse building but that's all I know. Should be announced soon.
They also have some deals lined up for the space above Tech Shop

Pure speculation, but the Crescent Building is the type of space that google would seem to have an interest in when looking at their digs in places like Pittsburgh and Atlanta.
^ It would be nice if Cortex actually landed a West Coast bioscience/pharma company for the Crescent. It would tie in nicely with CORTEX envisioned in part as a life science/bioscience center, a huge amount money is going into funding as such (What is proposed square footage wise for the US Metals site is a drop in the bucket for what is actually being built for the Bay area life science sector) and it would finally mean an investment from outside of BJC/Wash U Medical/SLCoP but also a recognition of what is going on next door to CORTEX.

Just another thing I'll throw out there as a possibility for Cortex is one of those major Boeing Innovation Centers that were supposed to be created in a select few cities... I haven't heard anything more about them since the original announcement maybe 18-24 months ago but it would be great to land one if they plan to proceed.
I thought Square would make a great anchor/office tenant for a Ground Retail (think CityTarget)/Data Center/Office/Residential-extended hotel (launchcode) layered re-use of the Railway exchange building. Which gets me thinking.
I think it would make a lot of sense if somehow, someway the Railway Exchange building could be incorporated as part of CORTEX master plan. CORTEX is slowly but surely finding reuse of existing buildings, accommodating infill/overlap from BJC/Wash U medical if not mistaken, building upon transit and finally getting ground broken on new space. Not to mention to developing the contacts that could bring in relocation of outside of the region if it is indeed they are about to put together a deal for the Crescent Building. To me, the Railway Exchange would be a great addition and unique way to expand the footprint. The Railway Exchange would give CORTEX a big multi purpose space to build out in any number of ways right now.

^ Of course that 17,000 sq. ft, has been taken up by Square.
I was walking around the area today and I should have taken pics. It's pretty awesome what's going on. Square workers will be able to get off Metrolink and take like three steps and they'll be at work. And I hadn't noticed before how sweet a view there is of Midtown from where the station will be. I've also noticed that WashU (or maybe its BJC) began working on some parking lot infrastructure in their surface lot on the south side of Clayton across from Stix school.... not sure if its for stormwater reduction or what, but it doesn't look like they plan on building on that site any time soon unless it would be for parking for an infill building constructed on south part of the parcel which would provide visibility from 64/40.
And further east, it's a pretty cool view into the pit for the Coal Bunker office building as it's a hive of activity. Dirt has also turned for the second STLCOP building.

well, hell, now Pandora Radio has come to @4240 and apparently uber will be coming to Cortex, too.
- 3,767
^Is Pandora the big name tenant that everyone has been talking about or can we expect more?
All of these Cortex developments are VERY exciting. Can't wait for more announcements!

^ Somebody else; Pandora is only hiring a small number of sales folks, according to STL Public Radio. But it's still nice to have them and it all adds up.

Can't wait until you can get from a meeting at T-Rex to a meeting at Cortex in 20 minutes, and never step foot in a car. Connectivity like that will only keep the announcements coming.

Here is a more detailed article on Uber and Pandora openings.

Anyone have additional details about Uber outside of the referenced articles? "Opening a physical presence" seems awfully vague.

^ I'd love to know, too.... they already have that local rep here so it could just be a token presence moving over to Cortex or perhaps there is something bigger in the works.
