There doing some streetwork around IKEA (Boyle, Clayton, etc.) but I wasn't on Vandeventer so hopefully they are doing that as well ahead of the opening; Vandeventer has been like a ride on the lunar surface.

It would be interesting if CORTEX would open a little bit on what it or who they are pursuing, any movement on US Metals site and what is their next priority. The residential RFP seems to gone dead or maybe not what they were hoping for. Are they working on a hotel, any more speculative space in the makings and so on. Think something is going to be announced sooner than later. Just really curious what is going to pop up next.

A hotel in this area is a no-brainer. Granted there's The Chase, The Parkway, Holiday Inn Express and a Home2 Hilton in the area, it needs another one or two midscale hotels and/or maybe a small upscale hotel. A cool themed or boutique hotel (like Moonrise) with a science and tech focus would be unique as well.
^ Agree, I think CORTEX could easily support a nice mid-rise hotel with decent meeting/conference space, either across from Ikea at the corner of Vande and Forest Park Ave or on Boyle near the commons/near the new metrolink station.
Also feel that CORTEX has little competition in this regard for this space if Koplar/Koman come to the table with legitimate tower and some financing behind it. Nor do I think the Chase would necessarily lose out having some upper end rooms and some more meeting/conference space across the street.

They just finished the curbs and medians along Vandeventer. The concrete is still setting at the moment. I would guess that a fresh vaneer of pavement should be coming soon. ^ Thanks; I was on it on Friday and I bet your right that they'll do pavement on Vandy ahead of opening at least in the immediate area; although they really need to go all the way down to 44.

^ Unclear from the article how many will be moving to @4240 as the company appears to be based in Metro East, but it's still nice to fill the place up. Lots of the companies there only have a few people but they all add up.

Cardinal Health is a F100 firm. Would they have opened this office without CORTEX and Cambridge Innovation Center? Probably not.
This continues to fall in line with the goal of making health care (and biosciences) among the economic tools for growth as well as upticking knowledge-based jobs in the region.

I think it is rather indicative of the huge progress the start-up scene has made the past few years that Lab1500 is no longer one of a few such spots and no longer needed.
1500 Wash is a great building, btw, so hopefully will find a cool occupant soon.

Great news for our town! Finally, Dorsey invests in his hometown. My hope is that other companies....ie...Google and others, will see Square investing in our town, (not because it is their hometown, but because of the growing tech scene) and consider coming here, sort of a domino effect. This is a huge win for Cortex and St. Louis.

^ I'd think that is a high possibility.... I also assume that Square will require new construction to meet its needs for 200 employees -- probably around 40,000 sq. ft. -- so that should mean more companies needing larger space can now take a more serious look if things are no longer speculative. I look forward to the details.

^ At least for the time being.... not sure if that's going to be enough space if they do ramp up to 200 employees. But if there is enough space, it still means @4240, @CET & Cortex One are essentially maxed out so it would still move the ball forward on development sooner rather than later on the US Metals site.

Right now Square has a base camp in CIC@CET. From what I understand, they intend to move into the @4240 parking garage build out space. Per the specs I show, that's just over 17,000 square feet.
There's still 10K square feet adjacent to that (Will AB Mauri expand into it? I hear they've considered it) and 3100 sqft next to the new Park Avenue Coffee but otherwise the @4240 building is full. The US Metals site needs to begin construction yesterday to keep up with demand.

Wexford plans three technology-related buildings totaling more than 500,000 square feet of office space, a residential building and a parking lot that would support most of the Cortex district.
I recommend a read of that article; also mentions square looked at two downtown locations.

The 17,000 square foot addition is for Square. It replaces open-air parking on the south side of the building.

^ Well if that is for square's space for 200 people that's going to be pretty tight, even if they utilize some other space in the building. I guess that is one benefit though these days of less sq. ft. per person.... when you do lease out you get more density.... in the olden days 1,000 sq. ft. might get you a middle management drone with a cigar and his personal secretary, nowadays it'll get you 100 borgs,
