Plenty of takeaways from that article. This parking lot between Central and Bemiston is for my money one of the best opportunities in the region. Perfect for a major national real estate company to come in and build spec office space with a major national hotel chain on top. I could see a development here being the biggest in Clayton fairly easily.

It's been extremely aggravating to see some very nice buildings in Clayton demolished while that parking lot across from the Justice center sits. Amazing retail opportunities. Would be nice to see one DC style 15 story building occupy the entire site. But then again, people on here tend to prefer skyscrapers b/c skyscrapers.

A DC style large block building would be excellent on this site as well and I echo your sentiments regarding demolished buildings etc. I think we have started to see (mainly kicked off by Centene) the beginnings of a sizable NIMBY push concerning development in Clayton. This site is IMO the least likely of many existing sites to garner push back from these groups should a developer want to come in a look at constructing a signature building while they still can. That was my main point. So yes, skyscrapers because skyscrapers, but strategically speaking I believe this to be an excellent opportunity for a major investor to build a large amount of sq footage with very limited opposition, one of the few remaining in the Clayton market.

Here is my quick write up of what’s going on in Clayton. I deliberately left off Apogee Tower since it’s dead and also did not mention the hotel proposed for the old police station since nothing has been submitted to the city yet.

A prime site at Forsyth and Bemiston is up for sale. Personally, I'd hate to see the PNC Bank building on the corner be demolished; it's classic, quintessential Clayton:

Montgomery Site is in play as well. I’d expect an announcement there in next several months.

Maybe I'm naïve but...

I'd actually like to see the post office shrink their net footprint in Clayton by converting PNC into a new post office. Then put their much more substantial, much less architecturally relevant, and much more car oriented site on the market. Then move the more floor space intensive aspects of their operations to lower value real estate.

I fully admit I haven't worked out all the suitability issues with the site so if its not practical for a number of reasons then so be it, but from a surface level view it seems plausible.

With the opening of Ceylon, The Barton and 212 Meramec the Clayton multi-family pipeline seems to be taking a bit of a breather.

Good to add the 15 story Centene condos on Carondelet Plaza to the mix, but there hasn't been anything on the Brentwood & Forsyth tower or anything else in a while.

Could there be anything more Clayton than this? Well . . . if they don't want the vibrancy I surely do. They may say NIMBY, but I say YIMBY.

Here's another Harris Armstrong design that was torn down a few years ago.

Construction is underway on the site, but I'm not sure what they're building.

Looks like the Ritz-Carlton is planning a neat new outdoor space at their Clayton property.

^Thanks for the link. Unfortunate there was nothing addressed about the additional Centene phases. With the WellCare deal officially digested, hopefully the need for additional expansion exists and we start to see updates on this front again. Lots of positive news out of the deal financially speaking. Fingers crossed that bodes well for the corner parcel sooner rather than later.

The Ritz’s entrance update is well underway.   On a side note, there is a large tour bus parked outside the Ritz from a popular food network show.

Didn't think this was really worthy of its own thread, but Waterway will take over the Clayton Car Wash on Hanley.

The “sold” sign is up at the Clayton Car Wash.  A dumpster and a Johnny on the Spot are onsite too getting ready for a new Waterway.

Waterway should not be in a "downtown" area.

^ There is nothing wrong with a downtown car wash at all. This one will repurpose the existing building, that’s been there for decades...it won’t be your standard suburban Waterway.

This is true, but still unlikely to be highest or best use.

Downtown Clayton could really use some more dense residential, particularly on the Eastern end.

It seems like one of the lowest possible uses of a location that could support a lot more. Maybe a half step above a surface lot.

I feel like a car wash changing ownership is pretty far down the list of things to be all that concerned about in Clayton. It doesn’t have a big footprint and there are plenty of other new projects going on in Clayton. There are other lots I would like to see get filled in before I’m ready to worry about this one.
