Is it just me or do I see NO elements of great rivers greenways master plan for the north riverfront. Weren't they supposed to be working on the plan together? I just think it would be a wasted opportunity if the site is cleaned up with no plan for housing or office in the future. It also seems like the site plan is kind of dated. Almost all mega sports projects come with some sort of mixed use plan these days and I'm against the use of $TIF if we are just going to clear our historic riverfront for a single use stadium and parking lots that will grow weeds on them in a few years.
Other than that I think the stadium looks nice. I think it has potential to be a great place to watch a game. I also think it should be opened up a little to offer better views of the Arch. A north riverfront stadium with no solid views of the Arch is ridiculous. Also, I could see Stan supporting this plan for one reason, it will increase the overall value of the team and make it easier to flip. That way he has the capital to buy an LA team or maybe even the Denver Broncos.

I see only one parking structure (slide 9) but they do include some of the existing buildings along broadway. I like the variations in terrain - I wonder what kind of plan is in place as I bet they'll be finding a lot of artifacts during the construction/excavating process.

I could be wrong, but with the site plan it doesn't look like there will be a whole lot of opportunity for infill development b/w the stadium and Laclede's Landing. I'm with goat that I'd like to see some kind of commitment, dedication, solid plan for mixed-use development. I'm also curious as to whether reutilization of the power plant is included in the funding.... not quite sure of its function, but it looks great in the rendering but who is going to pay to get it done? The stadium looks sick! I just noticed the buildings north of Shady Jacks are now being included... Slowly but surely they are including more. Anybody hear anything about the stamping lofts? I really really would like to see those preserved.

Should we worry about the stadium building a mixed use area. The parking revenue (whether kept by the city or team owner or split) as a potential source of funding for paying for the stadium will certainly be a factor in a development calculus but I also am looking at the different elevations and concourses, etc. that would seem to limit building potential. (Plus that nasty electrical substation remains.) It looks like there IS a riverfront trail but it looks like a gravel road in this rendering.. Definitely a downgrade but it's there. I also don't like those big concrete walls by the parking lot. Blocks off your view from the stadium. Wonder if those changes are just due to the nature of being on the Mississippi.

Unfortunately there is no Phase II any longer but, yes, the stadium site plan should be well integrated into a comprehensive action plan to accomplish the goals of the Laclede's Landing TOD plan and create the type of vibrant, mixed-use riverfront we deserve.
