Details from Nextstl suggest that the parking structure will accommodate another $37 million concurrent proposal. The number parking spaces makes more sense with the additional structure, square footage.

Which to me gets to another speculative item on my part or question. Is the second development by the Gils?? Dollar amount seems in range for the Gils original proposed mixed use. The parking structures certainly helps them with parking for their corporate office employees as well as the residential they wanted to put on top of their offices, ground floor commercial. I think parking was the issue that killed their original proposal.

^ I think the "concurrent proposal" is the Green Street Phase II project that would be located on the 37 space parking lot just a bit further west... it is slated for around $10 million and would be studio apartments atop another 20,000 or so sq. ft. of commercial space.

But I am very curious what the Gils may be up to... I hope they do that NE corner building at Manchester and Tower Grove soon.

Just amazing how this whole area is transforming so rapidly within 5-6 years this vicinity of the city will look very different. In all this is good for FPSE and the neighboring hoods around it. IKEA alone will be a big draw. I wouldn't be surprise those business's including JJ's night club On Vandeventer get bought up and new construction followed.

I wonder if the 550 parking space math is
spots needed for residential + spots needed for retail + existing spots + spots needed for concurrent (Gills) proposal?

When I say "existing spots" I mean the lot next to Siam and everything on the current Commerce lot.

They're probably shooting high with 550 and will scale back once everyone questions those numbers.

They said in the P-D article that they hope to acquire the site in the next six months and begin construction next Fall. Treanor Architects is the designer.

Fox2 - $85M in development coming to the Grove
It will include a boutique sized grocery store, a seven story tall apartment complex with 250 units and a parking structure to accommodate 600 vehicles.

Green Street will make their site plan public tomorrow at the TIF hearing, and should please everyone although it is still being tweaked. The new bank facility needed little if any in city approvals and requested no incentives. A significant portion of the TIF will be used to offset about 250-300 surplus public parking spaces. This should accommodate a significant amount of the parking needs for the Grove East of Tower Grove, including the anticipated needs as infill is constructed.

Alderman Roddy, while you seem to be reading, could you chime in on the Midtown Station development? There's a lot of concern over the form the site plan seems to be taking. Can more be done to press for something more urban? Is it? Putting a suburban-esque shopping center there would be SUCH a huge miss.

The FRONT of the buildings REALLY need to be build up to Forest Park Ave. Is there any hope for this?

The site plan reveals several dynamic features of the development including: 82,463 sq ft of ground floor retail space, 266 apartment units, 552 structured parking spaces, a 29,000 sq ft rooftop amenity, numerous infrastructure improvements, and a reconstructed Chouteau Ave which includes a new plaza space.

I think Park Central's total might be slightly off. According to the site plan the main building would have 252 units, and the smaller 3-story corner building would have 28 units, for a grand total of 280.

Will the buildings be made of concrete, steel, or wood?

Where would the entrances to the apartments be?

Maybe swap the retail and garage entrance so the retail on the corner of Chouteau and Sarah.

4 entrances to the bigger garage seems too many.

Is the plaza worth terminating Chouteau at Sarah?

Would be nice if there were a couple floors of apts above the bigger retail. I suppose there's no space for the "needed" parking they would "require."

Looks like the entrance to the bigger retail is meant to be close to the surface parking spots. Would rather it engaged the street. A rendering would help, but it feels like it's facing the garage.

Pretty disappointed about the entrance to the larger retail being off the parking lot. Why can't the entrance be in the southwest corner of the building and front Manchester?

I'm with you Wabash...It's like this neighborhood is Lincoln Park and we can nitpick any project that comes along...HELLO, this the Grove and this is STL. This isn't Lincoln Park, Buckhead, Georgetown....The one part of this awesome forum that lessens my love for it is the constant nit-pickling and whining....
