The success or failure of Modernist architecture comes down to the details - materials, color, massing, etc. If done well, this could be quite a handsome building. If they cheap out, it will be just another boring glass box. I'm concerned that the reduced height may throw off the whole composition. I guess we'll find out soon.





One thing is for certain is the project will be anything but cheaped out. Koman is responsible for Cityplace, among other high-end developments...and their projects are anything but cheap!



I've reviewed all the docs for this project and the progress continues to be impressive. Definitely a plus for Clayton.

I do like the glass though. I am interested to see how the glass looks on a large level. Full two levels done on the North side based on the webcam.

From my condo you can see the crane and the Centene tower going up. Several more floors of glass have gone up, i'll post those pics later this week

The view due west is awesome too with the highrises along Hanley rd. Watching the sunsets and storms roll in is nothing short of beautiful. And yes, I would love to see Clayton go taller, not at the expense of downtown of course.

It's boring in shape. The two toned glass (or even 3 possibly) could add a kick the the building once completed. While I certainly would have spiced it up a little, its form following function.

Well, this building's a long way from completion, so we'll have to wait and see, but I actually think it's gonna be one of the nicer looking buildings in Clayton.

As such, it’ll draw premium rates, $32.50 per square foot for office space and likely more for retail.

They always draw the rendering as if it will be translucent and you will be able to see through the building in daylight. But what you get is a solid mirror glass wall -- no translucency at all.

Thanks for all of the updates on this project Moorlander. It's been fun following the progress, and seeing how quickly this substantial addition to Clayton's skyline has gone up. That shot from outside the Starbucks is a great shot of the density this adds.

Great update Moorlander. Still want to see that view from the roof/balcony again. It's hard to get an idea of how this affects the overall context of the skyline, but that view definitely shows it.



Has anyone heard of tenants for this project yet? (retail, of course)

It's more transparent in person, especially at dusk.

Tower appears to be topped out. Working on a mechanical structure on the roof right now per the webcam. Top 2 floors of glass are still to go in, and it looks like they are working on the street level glass right now. Should see this one finishing up soon from the outside. Lots left to go still on the garage, however.

§ The applicant is requesting that the SDD be further amended to allow the completion of the Forsyth Garage. The proposed amendment will provide 986 parking spaces in support of Phase 1 and build 686 parking spaces in the garage in support of the Phase 2 office tower.
