Hold up - let's make sure there aren't any jumps to conclusions here.  Are you saying that Phase 4 is breaking ground and that this building is actually up for demo soon?  Or simply stating that if/when Phase 4 begins, then it would be in danger?

^ I think Phase 4 was an "if" originally anyway.  Now that Phase 3 (auditorium and 3rd office tower) seems to be tabled for the time being I'm not sure we'll see movement on the 4th phase for the foreseeable future.  7711 is probably going to be sticking around for awhile.

A lot of phases to get to between now and then.

The theater was Subdistrict 2B, which was initially anticipated to break ground Q3 of last year. The residential element on Carondelet Plaza (subdistrict 2C) was anticipated to break ground Q1 of this year. And the plot near the Forsyth Metrolink (Subdistrict 3), perhaps the largest plot of the whole group, was anticipated to break ground in Q1 2020.

With all of these on hold for the time being the demise of the original Centene Building (Subdistrict 4) doesn’t exactly seem imminent.

BJ reporting that Ernst and Young is going in. I've hear the Carondalet Tower isn't ideal. Other large tenant may be looking to move soon too

Thanks! Like Jshank I was unaware that was office. A move to downtown would be excellent but absent that, large enough to make a dent as an anchor tenant in Centene 3 on the old Trianon site? ;)

Assuming you're referring to 190 Carondelet Plaza, it's part of a complex of two towers (The Plaza) and an adjoining building between them - the smaller tower is office, the taller tower is residential. Stan Kroenke owns the penthouse at 150 Carondelet Plaza (on the left).

Does anyone have a sense for when the first office move-ins will start?

It looks like they’ve made some significant headway on the office build outs in some of the lower floors, and the lobby and exterior plazas are shaping up. They’ve already got one garage done and the adjacent garage shouldn’t take all that much longer now that they’re piecing it together.

^ Business Journal reporting on EY moving their Clayton office into Centene Centre says they plan on moving in sometime in December of 2020.

The large crane they have been using for the Parking garage has come out of the hole and is taken apart. From the webcams it appears as though the parking structure may be complete (the pre-fab portion) and the remainder may be similar to the North end of the parking garage in that it may be steel structural construction.

So are both these parking garages just normal parking garages? Do they have retail in them or anything? Just seems weird they build 2 parking garages next to each other but one building. I know more supposedly is coming but that is just a lot of continuous parking garage if there isn't anything with it.

^ I believe there are commercial spaces in the bottom of each garage. And yes, they are just two large garages meant to serve the eventual buildout of the larger campus. Not just the recently constructed building. Now that the WellCare deal is done, coupled with the Clayton office market’s demand, hopefully we’ll see some movement sooner than later on the future phases. Especially the one by the Forsyth station...would be great to finally fill that giant hole in.
