I thought that was a pic of an early-1950s shopping mall. It just needs a Penneys sign or something...quincunx wrote:

When the brick started going up on the first garage a was hopeful, but now with the addition of all the translucent panels it looks really bad. Simply replicating the metal curtain garage attached to the original building would have been a way better ideasc4mayor wrote:They're basic, but I rather like the Centene buildings.
Yikes on that garage though.
Their incentive package requires them to build it by 2023. Currently status “delayed.”sc4mayor wrote:^ Very cool. And I also agree with Wabash, St. Louis seems to be slowly upping it's game architecturally (of the modern variety, STL has always killed it on the historical variety haha).
Speaking of modern additions, does anyone know how soon, or if, the auditorium portion of this project will come back? I thought that building looked fantastic on the corner.
What does the incentive package say about the residential component that was supposed to happen in the next phase. Because from the look of the faux apartment facade they are currently applying that’s never gonna happen. Damn shame too, considering that plans long ago once envisioned new residential and retail (I believe a movie theater was once planned as well) to help enliven the otherwise dead plaza at that end.moorlander wrote:Their incentive package requires them to build it by 2023. I was actually referring to a long ago proposal - Carondelet Village.sc4mayor wrote:^ I believe the faux apartment facade was always part of the plan for the Forsyth garages. The residential component was supposed to be a short mid-rise building along Carondelet Plaza. I think that plaza at the end was removed in a later revision that moved the auditorium (which could also be used for local performing arts events) up against the last garage on Forsyth. I'm not aware of a movie theater ever being part of the plans.
Moorlander probably knows more though.

Carondelet Village
$100 million
Between Forsyth and Carondelet Plaza
Developer Mark Mehlman said demand remains strong for a shopping space and boutique hotel near his luxury condo project, the Crescent. But the proposed Carondelet Village project remains on hold.
“Hopefully someday in the future it will become revitalized,” Mehlman said.
The Carondelet Village project, which was originally slated to open this year, would have included 110,000 square feet each of office and retail space; a 150-room boutique hotel; a 663-car garage; and a two-story, 18,000-square-foot bank with a drive through. Mehlman said it would also include a movie theater and a specialty grocer.
“It still might be a while, but we all hope it does happen,” Mehlman said.

Right. The tower was supposedly going to mask the giant garage while adding life and activity to the plaza. Now unless the auditorium is built and you can get a decent development on the last remaining parcel you’ll still be looking at years on nothingness.newstl2020 wrote:^That's correct.
The most recent renders per my recollection were of a 200'-ish apartment tower on the Plaza side of the first garage, an auditorium fronting the Forsyth end of the first garage, and then a third phase (450' tower) where the Trianon site was and a fourth phase (400'-ish tower) just slightly Northwest of Centene 1. This all appears to be in flux with the exception of the auditorium which legally hopefully god willing will be built out along the South end of the first garage.
It is. I was just juxtaposing the scope of what had previously been proposed vs what we ended up with. It just reeks of classic bait and switch how Centene sold everyone on the idea of apartments and retail fronting the plaza only to give us a giant lifeless parking garage.newstl2020 wrote:^That's got to be dead. That's the land Centene is currently building on right?
