Hopefully this project does better but I’m doubtful Clayton has the demand to support this project or the one on Central.
There's a reason for it. Simply, the value and quality isn't there for the rates they're charging. I went in to tour a couple units probably about 3 or so years ago. Still a pretty brand new building then. I was shocked. sh*t was falling apart everywhere. And I mean everywhere. In units....common spaces...very very shoddy project. The leasing agent, with a smile on her face, showed us the  shared rec room on the second level. And I saw the outdoor deck appeared as if a missile had hit it. Like the tiles were broken up all over. I asked what happened and she told me that the original material hadn't held up to the Missouri winters. So they were waiting to have them replaced. I asked how long the deck had been in disarray and she said like 6 months...otherwise, in the units, a lot of stuff not lining up. Lots of half assed looking finishes. And at that time, for a 1 bed I think they were trying to command at least $2,700...it was a racquet. And I think a lot of tenants figured that out for themselves.
