There seems to be this impression that having big brand anchor tenants and advertisements is somehow a failure here, but I don't see it that way at all.

1. It's a building that is going to be in-use.

2. It's the initiation of a larger project. I understand the skepticism that the project will stall out after this, but I'm optimistic. To turn a multi-block area from nothing (but parking) into a bunch of buildings, it had to start with something. I know this is a lot less than was originally announced years ago, but it's something. And more will follow. That's important.

3. These bars and activities might not appeal to the creatives. To the independent-minded people. To a lot of our senses of "cool". But you better believe they'll appeal to a lot of people. The bottom line is they'll make downtown a little more active. And that's a good thing. Professional Bull Riding bar sounds weird and lame and not to your tastes? I don't disagree. But there are plenty of people who will enjoy it. I say to each their own, and whatever is good for downtown and the city works for me.

This is going to be a lit up and active part of downtown at least 81 times a year, and I'm confident significantly more than that. I don't care how corporate it is, it's good for the city. And I hope it's just the catalyst for further development in the rest of the BPV area.

(Sorry, that's a little more soapbox-y than I intended.)

During last night's Dodgers/Cardinals game ESPN was using a camera high above home plate that you usually don't see during the local Fox Sports broadcasts. It was interesting to see how much just 3 stories at that spot really infilled the empty segment beyond left field. Should be pretty nice when finished.

Yes, I know a 20 story residential tower would be even better.

You also have to wonder if during the playoffs (always an assumption as a Cardinals fan) if one of the national networks (ESPN, FOX, MLB) will set up one of their temporary stages on the roof in order to have the stadium in the background.

What I meant with the ESPN game camera was about 20 foot in the air directly behind home plate, probably at the top of the screen protecting people sitting back there. And it was pointed towards center field but also showed runners on the bases as well as the batter.

Maybe the Draft TOD plan can give us some perspective of what full build out at BPV will look like. Residential hi rises flanking the live district, a 600,000 sq ft hotel on the southwest corner of the district, and commercial buildings on Walnut. Hilton 360 will continue to have great views into Busch Stadium.

Ahh. Well I can tell you that ESPN always tries new things with their cameras. Sometimes they work, but other times all you see is the batters and umpires butts. :lol:

^Why would the garage owners improve them? Aren't they owned by a private company in Pheonix... other than asthetics, do they really have any reason to invest on the facade of the garages?

It's on the first picture you have to zoom in to see good. The key has a blue label representing facade improvements.

I assume under a new form based code their property can be considered blighted and they could potentially be pressured to cooperate. The Cardinals are directly involved in this particular station area plan and I'd imagine they could put the money up or outright buy the garages.

I could see the Cardinals wanting to purchase the garages, as it would be another revenue source. The question just becomes at what price. Hopefully the new form based code will help push this along... and then the Cardinals can have their parking and free up BPV for more development.

^ if the rest of BPV is destined to be lackluster, then I'd be all for having them put parking garages on the rest of the lots (with first floor retail) and have the Broadway and 8th Street garages demolished for proper urban development.

I don't see the Cardinals buying the garages again.

DeWitt bought those garages when he bought the team and then spun them off for a MASSIVE profit just a few years later.

I assume he already decided the revenue stream from owning the garages didn't outweigh what he could get by selling. Chances are he'd have to pay even more to buy them back, so seems unlikely to me.

We should expect Stadium East and Stadium West garages to remain where they are until the market for real estate in Downtown STL provides a market argument for the owners of these two garages to tear them down and build something new. Until that time, however, it would not make sense to the owners to tear them down now.

I still think this sudden mass reaction to the parking lot is a bit odd.

It's not like the Cardinals announced development was done. But there's space there, and the next phases aren't ready to begin yet, so I don't have an issue with the lot.

Am I disappointed with how slow the progress has been? Yes. Will I be furious if they never move beyond this phase? Yes.

But it just seems weird that people are suddenly so upset. We've had like 6 years to complain about the lack of progress and we've had almost a year to complain about the parking included in phase 1 if that must be complained about.

But now that they're going to start using that parking it's time to start the bashing?

I think it's misguided anger myself. Let's place our energy towards ensuring they don't settle for parking and keep pushing them towards the future phases of the project. But let's not worry specifically about how the undeveloped land is utilized in the interim. Just that it is indeed the interim.
