And, from my experience at the PBR bar in KC, it is quite successful.

For some reason I had hope that Cordish would bring in some different tenants here, looks like we are in store for the same generic "bar mall" as every other development.

Not sure I understand? The comparison is the same developer, the same chain bars. I guess BPV isn't going to be the one thing that finally gets people downtown - since they're already coming downtown for games?

If Cordish can add a major corporate HQ tower, as it did with H&R Block's HQ in KC, I would certainly be on board with that.

think people on this board generally think of P&L as a failure (and it very well might be) I'm just saying they are two different animals due to the different environments they are in. yes some tenants will be the same and may not be everyones cup of tea..big deal, why bash?

You people need to relax. Its just a bar. You're just freaking out because you think it's going to set a tone for the all the other phases. If we all make continual efforts to voice our opinion on what we want, hopefully we can get BPV to have a more eclectic feel.

well, the concept of a downtown Bass Pro just got elevated multiple notches! Seriously, though, I am completely fine with the tenant choices so far. Cardinals Hall of Fame, Cardinals Restaurant, Budweiser Bar/Restaurant and PBR are all geared very well to a suburban clientele that will help generate more patronage of downtown StL while likely not displacing a lot of $$ from existing establishments and districts with a more authentically urban and independent character. Phase One could be called Suburban Village and that's fine as it is rather small footprint.... the big question is what comes next.

I thought PBR meant Pabst Blue Ribbon which I thought was a little odd right next to the AB themed bar. St. Louis public image can't go down too many notches and I doubt a Cowboy themed bar will do anywhere near the damage that the vacant lot that is BPV currently. I just hope they put in some Cowboy themed condo high rises to complement it. Takes all kinds :)

I don't have a problem with this. I knew they were going for a circus atmosphere in phase 1. The visitors and out of towners will love this and patronize it on game nights. Now, what about the other ~284 days of the year? I don't go to Hooters or Applebees either, but I am glad they have a STL location. If a new HQ is landed in phase 2 (dang you Centene/Clayton) or a residential component I'll be perfectly happy.

I think that's a serious concern though. Will Phase I compromise the viability of a more desirable phase II. Basically, will office tenants and condo buyers want to work and live in a theme park?

I really hope you're right about not displacing $$ from existing establishments. That's my biggest concern with the 3 announced tenants. A cowboy bar isn't really my cup of tea, but I have visited a PBR bar/restaurant in Las Vegas and it was decent.

I'm curious about future phases, since those will be the transformative ones, if this development ever becomes transformative...will there actually be subsequent "phases", with a buildout of multiple buildings built all at once, or will it happen on a tenant by tenant basis? It seems if the area grows organically that a building would go up when a tenant is ready, and not wait for a next "phase".

Philly and Baltimore have this same cowboy themed bar as well and I don't think they would be considered hick cities.

I hope I am right, too! Bar and restaurant business is very tough and surely there will be some degree of hit from more competition, but I think it is a good thing that there is no reasonable relationship between the character of BPV bars and Washington Ave, the Landing, or south Stadium, etc. I also think ballpark-proximate restaurants like Shannon's will continue to do well and of course Tony's is in a class of its own and there already was some talk of a move anyway. btw, do I recall correctly an upscale beer palace will be opening up before game day in Cupples?

You know, there has to be a market ready to patronize the "Cowboy Bar" for it to commit. I'd compare it to a "Dueling Piano Bar", a place where I wouldn't want to go often, but a venue that adds to the draw of an area. After all, that one "Dueling Piano Bar" on Wash Ave hasn't ruined the uniqueness of it as an urban district; it just attracts more Billy Joel fans and bachelorette parties to what's already there.

Plus, the Ballpark Village concept is meant to attract families with kids, whom I'm sure would find it incredible to ride a mechanical bull in an environment where their parents would feel comfortable bringing their kids. Basically, a place where Mom & Dad can have a couple beers while not having to deal with a Paddy O's environment. That's why they're not likely to recreate a FUBAR or Hrabosky's...
For any of those who have been to a PBR "Cowboy Bar" at another place like KC - Does this sound accurate? Because I sure don't expect the place to be some yee-haw redneck joint (all I can think of as reference is that one country bar from 48 Hours as reference).

The focus of this development must be on sustainable long-term revenue streams in future stages in order to be successful. That means large Class A office towers and luxury residences, as well as probably a boutique hotel. I don't expect the developers to forget that as they choose which retailers to bring in to their project.

OK, to be fair - there's just a mismatch between the average nextSTL Forum member and the crowd at a PBR bar. I guess if there were an urbanist chain bar opening we'd be little nicer.

Yeah my guess is more of the Next commenters are like me and prefer their country music KDHX Fishing with Dynamite style rather than 93.7 The Bull inspired, but hey those folks spend $$ too.

I've been to the PBR Bar at the P&L in KC--it's not a bad place. Just the chain country bar sandwiched between a beach themed joint and the Irish place.
