If anyone says the garage/office building is a pile of architectural garbage I'm here to support you.
^As I've said before, a kid could spill a box of Legos and come up with something better.
It's a start for an office building at BPV. Future buildings will cover it. In my opinion, office here was a gamble since it hasn't been done and Koman pulled the plug on their own project. Now that it is proving to be somewhat of a success, I could see more office-related developments pop up.
If only “buildings covering it” (not sure what that means) could actually make the building itself look better.
Quick question - are they going to be putting a ginormous Times Square-style LED wraparound screen in the southwest corner of the OCW garage? I think that would be pretty sweet.

I noticed there's currently a gap in the facade cladding where that sign is in the rendering...

I think it may just be a normal style billboard. The Office building will get the electronic sign treatment.DTGstl314 wrote: Quick question - are they going to be putting a ginormous Times Square-style LED wraparound screen in the southwest corner of the OCW garage? Bummer. One of these would be so much cooler than a traditional billboard...

An installation of that size/quality runs a few million $$ and would need to be replaced or repurposed in 10 years.DTGstl314 wrote:Bummer. One of these would be so much cooler than a traditional billboard...

I wonder what the ROI on an LED billboard is compared to a traditional static billboard. Obviously, you can get a lot more advertisers with the LED, though each one would clearly be paying less if they aren't appearing on the billboard 24-7.
The behemoth $2.6 billion Kroenke football palace in Inglewood is supposedly going to be the world's first stadium without a single static advertisement in the building - everything is going to be LED.

The displays shown above are of a much greater picture quality than a standard electronic billboard. The last time I looked at installing them in a project, only installations in high traffic/high value locations made significant money. The goal with these sort of installations(outside of Times Square) is to be a type of public facing art. Visual Art is shown with ads to offset some of the operating and capital expenses. YMMV based on the location and type/size of the display you go with.DTGstl314 wrote: I wonder what the ROI on an LED billboard is compared to a traditional static billboard. I really wish the PWC building had some curves. It kind of looks like the worlds largest fish tank. If and when the next phase of this will be announced I hope that the high rise will have a bit more structural pizzazz or shall I say be a bit more inspired and some more height we have too many squatty type buildings it wouldn’t hurt to see something crack 400 ft. What downtown needs is several to many 100 type high rises. My only complaint all in all I give this a 7 on a scale 1-10

The (High) Cost of Advertising in Times SquareDTGstl314 wrote: I wonder what the ROI on an LED billboard is compared to a traditional static billboard. Apparently, Vornado (building owner) is tight-lipped about the overall cost of the huge Times Square sign shown above in the thread. It was a significant part of the $140 million redevelopment of the lower levels of the Marriott though. The sign rents for around $3 million per month as of a few years ago.
Question - is the first level above the garage the 8th floor? Because if it is, I'm only counting 22 floors complete (the floor of the 23rd story currently being formed). If so, we've still got 7 floors plus the rooftop pinnacle to go before we top out - which puts the tower portion (excluding the garage) at roughly 2/3 complete. Which is great - this thing is gonna be a good bit higher than it looks right now.

I believe the top of the garage is the 9th floor, so the right side of the above photo at that point (NorthWest corner) has 2 more floor pours to go, with the 2nd of those 2 being the roof of the 25th floor which will top off that section. The Eastern portion of the tower will then continue up another 4 floors + architectural to top out at 29 floors.
That's just eyeballing though so I could definitely be off.

The lowest floor in which apartments are available is the 8th floor. I presume that's the same level as the amenities deck.

^ The high rise that will go on the northeast parcel of the Ballpark Village footprint, presumably 2 Cardinal Way.
One Cardinal Way is looking pretty good. Looks like the Busch grounds crew has the soccer field all ready for the friendly too:

I know some folks have their issues with this development, but overall I think it looks pretty stellar. I saw this photo on Facebook from Justin Barr (stl_from_above), and I think it really demonstrates how BPV gives the area south of Market some good building density. Really fills things in.

Imagine a fully fleshed out Ballpark Village, with towers on the remaining three parcels, and then 300...
I also dream about the day in which the ballpark garages can be eliminated and Cardinal Way can be extended to 4th St. & 9th St.

You could have a really nice cooridor capped by the Eagleton Court House on the west end.KansasCitian wrote:Imagine a fully fleshed out Ballpark Village, with towers on the remaining three parcels, and then 300...

We have been imagining that for 17 years now. Well, most of us have...lolKansasCitian wrote:Imagine a fully fleshed out Ballpark Village, with towers on the remaining three parcels, and then 300...
