This project is coming out way more attractive than I thought it would. It's definitely one of the more refined looking Cordish projects I have seen.
The painting of the hotel panels isn’t in the plans.sc4mayor wrote:Great pics. OCW is definitely the best of the bunch. I really wish/hope they paint the hotel's precast panels white. Though I'm thinking they probably won't.
Are there still plans for the brick street pattern for One Cardinal Way?
The pavers are supposed to be laid on Cardinal Way.
^ Is there both pedestrian and vehicle traffic happening on the paver street? It looks like it should be a pedestrian thoroughfare but there are vehicle exits all over.
I don't know much about how Cordish operates their buildings, but I wouldn't be surprised if they restrict that kind of use for their units. I know a lot of multi-family developments have strict rules against transient occupants, subleases, etc. In many of the newer properties, using an apartment for services like Airbnb are prohibited. Primary residence only and they can obviously track it via security access.newstl2020 wrote: ^ and ^^Most companies can afford the apartment and the suite. If you are a client in town for a sales call and staying the night, having a dedicated apartment overlooking the stadium after a night at the ballpark isn't a bad add on. But, I guess if you infer anyone working in corporate america wants to bang strippers around their co-workers you may have a point.

I've got a friend in the front office and he said a good amount of the lease up thus far are indeed companies.wabash wrote: I could see a good number of corporate leases by Downtown companies (of which there should be more) for employees that are in town for long trainings or temporary assignments, but in the WAY post-Mad Men and post-Me Too era the idea of "post-game party cabins" (bedrooms and all) tailored to professionals in the "spousal doghouse" is a bit far fetched. Corporate America just can't afford to be as sleazy as it used to be.
Also, if I'm a client (either local or from out of town) and you expect me to be as impressed by the balcony of a 20th floor apartment as a luxury suite on the infield surrounded by the full atmosphere of Busch stadium, you're wrong.
Airbnb is prohibited. My father is an executive at a medium sized St. Louis company and he's going to get one. It'll be in his name though. Cordish won't have any idea who he lets stay there or use it. I imagine there will be a lot of that.jbacott wrote:I don't know much about how Cordish operates their buildings, but I wouldn't be surprised if they restrict that kind of use for their units. There will be both. The rendering shows all people. Remember, parking lot entrances will be on Cardinal Way. The same goes for the PwC Pennant Building garage.bwcrow1s wrote:^ Is there both pedestrian and vehicle traffic happening on the paver street? ^ I would imagine Cordish will probably close portions of Cardinal Way during game days and other big events such as they do with Clark already, Grand in KCP&L, and 4th Street in Louisville.
Probably leave enough open to feed cars in and out of the garages and let pedestrians use the rest.

Yeah, I did not mean large, publicly-traded corporations. I was thinking primarily the small regional sales, distributorships, service, etc. companies, sans HR departments, that generally don't have the means to afford ballpark suites.wabash wrote: I could see a good number of corporate leases by Downtown companies (of which there should be more) for employees that are in town for long trainings or temporary assignments, but in the WAY post-Mad Men and post-Me Too era the idea of "post-game party cabins" (bedrooms and all) tailored to professionals in the "spousal doghouse" is a bit far fetched. ^^^And yes, I'm sure Airbnb is prohibited, otherwise the building would just become one big hotel on gamedays. But there are a lot of medium-sized business owners out there who want a pre and post-game meeting place once in awhile, and who also have college-age spawn who need a place to live...
That's exactly what my dad is doing it for...minus the college kids of course lol. His company is quite a bit smaller and isn't publicly traded, but they do business with a lot of the much larger ones in town and some of the largest in the country. He wants it to entertain clients, and for family and friends too. I think a few of the other executives are doing the same thing.urbanitas wrote:

Second week of September? That's 14 days from now... are you sure they're going to be completely finished by then? It just seems like there's still a lot of unfinished work on the inside of the building, at least where the construction elevator was located anyway.chriss752 wrote: Some photo updates from today...
The PwC Pennant Building...
Precast brick continues to be installed on the building. The remaining pieces should be put up over the next two weeks. Also within these two weeks, the PwC logos should be placed on the North and South rooflines, construction elevator should come down, and the missing/miscolored/broken pieces of glass will be installed. After that, Cardinal Way will be paved and sidewalks installed. Look for the building to open the second week of September. The rooftop deck is also getting a small structure that is presumably for the stairs from the PwC offices.
It’s entirely possible. At night, the PwC Office looks completed. I’ve been up there recently and it is basically done. Just some minor cosmetic stuff. Otis Elevator has been installing equipment there and testing. That should be done soon and then the construction elevator will come down. The missing glass pieces are on the parking lot waiting and precast brick installation is hurrying along. Really, only the office portion will be open first. Parking garage will open a little later and then retail space last. Exterior work (Hotel Side) will still be on going when the building opens.DTGstl314 wrote: Second week of September? However, plans can change but they are looking at a second week of September opening. In my opinion, 3rd week of September seems more reasonable but we shall see.
Hopefully this is a small percentage of units overall. Density on game day is already a given. We need people to live in this building.sc4mayor wrote:That's exactly what my dad is doing it for...minus the college kids of course lol. Their employees can put their things in a box and walk them from the old office to the new...musical chairs.TCB wrote: PwC moving in late October.
Some photos from today. A few things...
The PwC Pennant Building’s brick installation continues. Signage (address, PwC, and parking signs) should go up next week. The things sticking out will say the years the Cardinals won the World Series. Lights have been installed on the brick and will be lit up soon. Preparation for the mural wall facing the hotel is taking place.
Glass is going in on the Cardinal Way side of One Life Fitness.
Live by Loews is getting some concrete planters along Clark and the sidewalk layout is coming together. The black window dividers continue to be installed.
One Cardinal Way’s core is on the 24th floor.
This whole Phase has been quite fun to watch rise and be enclosed. Can't wait to walk through it and enjoy it when completed.

Small update from the BJ.
“Currently, the building is about 40 percent pre-leased, a figure the Cardinals and development partner Cordish Cos. say is particularly strong for a building that won’t occupy tenants until next summer.”
