I know the goal is to have a major office tenant for Phase III, but I'm skeptical of the demand for that. I wonder if Cordish and the Cardinals would be interested in pursuing 3 more residential towers instead. Here are some self-made renderings of what I think BPV will eventually look like if all goes according to plan. NE lot is 380 feet but would measure 480' when going by pinnacle height, North lot would stand 250 feet, and the NW lot would be the shortest at 235 feet. Sorry if you found this irrelevant, I just thought I'd share.

Stupid spires. Nothing says "cheating" like an 80' spire tacked on the top of a building (see Wilshire Grand in Los Angeles).

Let's not go overboard with this... there's zero actual rumors of spires and only some general ideas as to what Cordish and the Cardinals would like to do with the next phase. Nothing more.

Sorry for any confusion, the buildings were my own design not official plans from Cordish! I just wanted to know what buildings filling the lots would look like because, again, I like visualizing things. Chris said that the heights and placement of the buildings were similar to the master plan, but he said that the buildings were going to look different. I can think of two other spots downtown that might work for JW. Developer buys defunct Millenum tower, knock it down and go in with new tower as part of a multi phase hotel, conference and future residential. Great location between stadium(s) and the new Arch Grounds. Plus JW might have more control or least not give up as much as they would with Cordish. The second location would be deal between Drury and JW to place a W tower on the landing. Location would be next Arch Grounds as well, casino and expanded convention center. Of Course, Cordish exploring another hotel tower seems very plausible and even more so considering that BPV office tower will come at an anchor tenant wanting to pay a premium & if ATT building new owner lands one of the few major tenants that would require sufficient enough square footage to warrant a BPV phase III office tower. BPV should and probably already taking a run at a W as second hotel tower. At least the W's that I have stayed in are quire different than Loew's brand & they might very well compliment each other if anything

Interesting you bring that up, that exact building minus the spire would be a perfect new tallest for St. Louis. My pipe dream for the next tallest in downtown and Clayton are both curved towers. All things considered both skylines are rather boxy at current. (100 upping the ante for our "third" skyline, thankfully!)

Looking at this photos, it is amazing how big of an impact these new hi-rises are having on the streetscape and skyline. OCW is going to be a handsome tower. I can't wait for phase III.
Mike Shannon’s is on a land lease from the Ballpark Hilton. It would cost a ton to acquire the property from the Hilton so it will most likely stay as is for now. I could see LHM building a residential building on it since they own it.

Ultimately though, I want them to overhaul the Hilton. The white facade is rusty from windowsills and the street level sucks. Walnut could use some glass and street trees to make it more welcoming and not hellish.
^ I don't know that I'd say Walnut looks "hellish" but I agree with your overall point. The facade of the Ballpark Hilton is very worn (singled out the rust myself during the parade), dirty, and dated. The inside however is quite upscale. I think they recently did some renovations.
Not sure how much they could do with the ground floors of the hotel portion, that's the old Spanish Pavilion from the NY World's Fair. Not sure significant changes would be allowed on that, though I wouldn't argue against it.
