So did anyone else notice the little nod on the SE corner of the "first new office building" since Whitey Herzog managed? (Will be an interesting race, that one. Guess someone finally lit a spark . . . but I'm not sure it was Cordish.) Hope this becomes a reality. It's actually a neat project and I like the apartment tower.

West County Mall requested a similar sales tax with boundaries of just their own property to fund improvements a few years ago. Des Peres agrees to the tax. You wonder why they don't just up prices slightly to get the equivalent of the tax themselves. But I guess as a government tax, they get some tax advantage for paying it. Or it is just a lot easier to administer and collect and more fair for all the businesses if done as a tax and not as a fee in every contract they write for the next 20 years or whatever.

The article on cardinals.mlb.com says the residential building is 29 stories but only 230 feet tall. That sounds pretty short for 29 stories and it appears taller in the renderings. Any chance that is a typo?
How many stories/tall is the building going up in Clayton? Just for comparison.
edited- actually yea its less stories and 300 feet tall. Interesting... Maybe because there is no garage in it (not sure if there is one or not) or the garage in this one will be underground? So those stories aren't as high?

The Hilton (which it appears taller than) is 25 stories at 280 feet. I think it's a good assumption to think that they meant 29 stories at 330 feet.

Gotta keep those season ticket holders happy with the Cubs in the world series lol. I'm actually surprised this was announced this year. Alex's twitter a couple days ago saying there could be more announcements from now to the end of the year that exceed the the rest of 2016 is pretty crazy. This is clearly one of those developments but we would still need a couple more unless he's including Cortex phase 3
Yeah, I know there's been vague rumors. But 10 years of false hope gave me no reason to really pay any attention to them.

This question is for the development experts out there.
With Phase 1 done, Phase 2 proposed, where would a Phase 3 fit into the development? We'll have a mix of bars & restaurants, some retail, 300 residential units and some Class A office space. What would be the perfect compliment in a Phase 3? Does Phase 2 tell us anything about what could come in Phase 3? I know I am getting way ahead of myself, but if this project is a huge success, you have to think Phase 3 could be even more amazing, with more high rise, on the backside of the footprint.

Yeah, it's absolutely ridiculous. I never comment on the cesspool that is public social media, but it irked me enough to be one of the sorry souls who jumped in to try to at least show some positivity. Do people really think that the Cardinals building a tower is going to prevent them from investing in the team? Between this, The Foundry, Cortex Phase 3, SSM Hospital and Cupples X, MLS expansion, this area is ripe to explode. I really hope that the fabric between it all is not compromised. Need that Metrolink expansion to happen sooner than later now.

I'm surprised this tower is all rental. I'd think leaving 20% or so as condos would be a better offering.

So my initial joy at seeing this project was tempered somewhat when I saw no mention of a hotel element in this phase. I though for sure that just as the residential was a no brainer that they'd surely add a hotel to the stadium side to take advantage of the far reaching cardinal nation that make the trek here for 80 plus games a year. And with the growing entertainment district they wouldn't have any problem keeping the majority of rooms booked the rest of the year. Then I though well maybe a hotel in the third phase fronting Walnut instead of Clark would allow the hotel to operate with minimal interruption to guest services, arrivals and departures due to Clark being closed for games and just general congestion during events. Where as an office along Clark would be minimally affected seeing how offices generally clear out around 5pm on weekdays allowing workers plenty of time to clear the area before congestion sets in. But then I started looking at the plans again and especially took notice of the top down drawing of the street grid with the new buildings inserted. If you look at the residential building, you see what is obviously a swimming pool. Makes sense. The post dispatch article even says so,
, which is the only mention of the pool I've seen so far. Now look at what appears to be the top deck of the podium building serving as the base for the office. There are two separate towers rising from the podium with what appears to be another pool on the southeast corner of the deck not unlike the one depicted for the residential tower. A strange option for an office building don't you think? I wouldn't be surprised if one of the towers ends up being office and the other is actually going to be a hotel of some sort. Perhaps they don't have an operator yet or if they do, are waiting to make another separate announcement, but I have a feeling that a hotel will be a part of this development as well.• A pool and street-level retail for the high rise.
