Lawrence Group proposes a 28 story residential tower along FPP for next phase of Foundry Development and I'm starting to wonder if that will break ground before BPV phase II and well before we ever see something out of Kopler/Koman/Clayco at Kingshighway & Lindell. I'm I missing something or someone else has the same thought going that probably the two best spots in the city still have no activity while Lawrence Group/Bull Moose are going to find a way to make a legitimate high rise happen

I wouldn't be shocked one bit if part of the future plan at BPV would be to include one (or if they look for a low hanging fruit nearby to convert). Again, there is nothing that states that they will build one in St. Louis, but knowing how they like to operate it wouldn't surprise me if one eventually was.The hotel will be the first of many featuring the "Live!" brand with an exclamation point. Others are slated for Philadelphia, in the stadium district, and Arlington, Texas.
With the Cardinals out of the playoffs. I don't expect to see a Ballpark Village Phase 2 announcement anytime soon

There will never be a phase two. Plain and simple- it will not be built.
^I think the potential parking revenue alone would justify some sort of garage-based concept touted as a "Phase II"
Going to be crazy where everything starts filling in around the stadium site and BPV is still a surface parking lot. It's crazy that many other developers probably would have gotten something off the ground. Koman for example
I just wish there was something we could do to bring negative press to the whole thing. Make a huge PR mess about how they were given so many tax breaks and such, and how a huge part of the deal was BPV

I think that they're going to run into trouble once CORTEX (and neighboring parcel) mid/high rises get going. They (Cordish) are waiting for someone to come to them with a bag of money, be it the city with more tax incentives or a company willing to pony up for a high rise. And with the CWE, CORTEX, and Clayton all taking off it just isn't going to happen. They've over played their hand yet again and I think it's going to cause BPV to be either extremely scaled back again or just remain an empty lot for years to come.

The sad part about all of this is that as development continues to increase throughout the inner-belt, the cardinals will sit on this and not take any risk and still wind up making boat loads of money. They can sit on the lots and rake in parking revenue while the value of their land just goes up and up.
I think the city's biggest mistake here was allowing the Cardinals to turn the surrounding land into parking lots. They should have been forced to leave it grassed to encourage them to invest in higher uses for the site. As is now they are taking in $$$$$ every home game discouraging them from making further investment.

^ Yes. And there were penalties the Cardinals agreed to pay for not developing the site. Those penalties went poof. Of perhaps they were adjusted so that BPV phase I met the threshold to avoid a financial penalty - a little unclear from re-reading news reports.

I hate being a Doug Downer. But like I said before, when the Phase II is almost finished then I'll believe it.

I don't doubt that they have renderings or site plans ready to go, but I have major doubts in their ability to land a business partner for any office space. My own personal opinion was it was a calculated move to try to drum up some tenant interest via the media. (or at the very least hope that it would allow for them to receive more interest and thus be able to bid companies against each other to increase profits). I have zero knowledge if this is true, but still my own personal guess.

I am surprised that BPV hasn't appeared as a potential MLS Stadium site. It looks like one would fit there and the stadium parking is already all there.
^ I don't think it would fit. The field would but after you add stands I think it would be too tight.
