Was just in Columbus, OH for the weekend and was struck by the "Arena District" around their NHL arena (Nationwide Arena) and how much better executed it was than our paltry "Ballpark Village."

Multiple mid and high rise residential buildings. Bars, places to eat, office space and retail, all fanning out in the blocks immediately surrounding the arena.

On might think if having 40-odd home hockey games per year (even with a team as bad as Columbus' is) can support that kind of development in the immediate vicinity, surely Busch Stadium can. Sigh...

"We’re looking at some things, you know, we’d like to do a phase two sooner rather than later,” says Cardinals president Bill DeWitt III.

He also says the Cardinals are trying to be in the discussion with both the city and county when there’s a company looking to expand.

Sounds really promising

According to this blog, "The second Phase will be huge and could span 2 or 3 blocks of the development of the available 5 blocks. But plans are preliminary and there is no timeline yet on what to expect or when the completion will be. According to Bill Dewitt, Village fans can expect as DECADE WAIT PER PHASE FOR PLANNING PURPOSES."

Went to Xfinity Live, Philly's version of BPV. The place was rockin Saturday night after the game. They have a mechanical bull too!

So apparently Billy The Third mentioned Phase II would be mix of hotel, residential and office at some kind of newspaper event last night but no details. We'll see if all these other announcements DT are forcing them to get off their schneid.

The only good part of this is that Cordish/Cardinals are losing leverage with approaching the city for MORE financing support. Had they approached Slay and the BoA last year asking for more fundings support in TIFs or Bonds for new residential, hotel, and office towers the city probably would have been more willing to jump start downtown. Now with the new Koman development, LaSalle, Railway Ex. etc... there's less incentive to give Cordish more $$$. And they (Cordish) may be realizing they're not the only developer who can build downtown.

^ that was my thought... it's game time now downtown and they are going to have decide if they want to play ball or just continue to wait and risk losing out to competitors and maybe some subsidies.... otoh if other big projects go first and stimulate even more demand and interest they could be sitting pretty well on a hot property.

^ My thought is that their is truly not enough growth for the second suggestion RW. My take is Koman saw an opportunity in Cupples and will beat DeWitt/Cordish with some small ball, effective and well timed. Can see Koman pursuing a residential mixed used similar to what they are developing in CWE as another Cupples infill project if they get the office built out and or maybe make a play for the old muni courts building since that has gone nowhere. At this point, I can see Koman building out two or three infills before phase II ever comes along.

What can Cordish/DeWitt get built. I would say a premium hotel/condo development. Outside of that, wishfull thinking and a lot of talk of office until a tenant wants to pay a premium upon a premium to the duo.

I would say a parking garage with lots of signage and some retail/restaurant along part of the ground floor.

Yeah, it would be good to know what theoretical lease rates would be for equivalent new Class A space with Cards/Cordish in BPV and a Koman project nearby.

Also, it should be pointed out that if Cards/Cordish do want to get in the game, they can act faster than any competitor as they already have the land and incentives in place so that certainly allows them a bit of a scouting advantage. (Although if they want subsidies on top of the TIF and whatnot already in place I think they have to go back to BoA.) But history tells us they don't want to take risk and most likely will require anchor.

The 2nd of three Cars and Coffee events is tomorrow at Ballpark Village. Just bring what you got, or walk over if you live downtown and enjoy the view and fellowship with fellow car enthusiests. I've been attending C&C events for years and they're a good time.

Is it going to happen?

According to the Post-Dispatch article linked below, Cardinals ownership would like to break ground next year on 280 to 290 residential units, office space, a hotel and more retail space.
