The 2014/15 plans were legit. I was directly told by a Cordish employee about the plans. (And they are someone who would be part of the construction process). Doesn't surprise me that they still have these plans and are just waiting for the right deal or time to pull the trigger.

I've been trying this for over a year and a half now. Been extremely active and persistent in my asking. Cordish corporate in Baltimore isn't sharing any renderings with anyone outside of the home office, and while the talk and chatter has never totally subsided, I don't think we'll get any rendering leaks through them.
Cordish not only had a ceremony for Two Light in KC today, but came out and stated they plan to have work on the third KC residential tower started before Two Light is even done.

something is simmering and people are playing coy....7th street extending into BPV with a cul de sac...still trying to connect the dots. my friend that worked a architecture in Baltimore for the firm that started design on a residential tower in BPV left the firm last year so not sure where thats at.

I'm just not getting it a world class baseball team comprised of a beautiful stadium but nothing to show forth but a miniature barn house.
Its embarrassing to live in a region nearly 3 million and the lack of development in downtown.

The only place where that is happening is Clayton and nothing against Clayton however theres nothing historic or exciting about Clayton.
I feel like choice developers "cordish" are holding the city hostage or maybe its our lack of leadership..
If i'm going to blame any parties on this failed development i blame cordish cardinals and the city leaders.
This reminds me of many failed developments that never materialized Bottle District North Side Chouteaus Landing the failed removal of interstate 70 i can go on and on theres a clear pattern in this city however our leaders have no issue plowing down a old building.
This has me concerned angry embarrassed sad and not optimistic.
I'm very patient but this is making me become impatient worrisome and wanting to move away to some place that knows how to keep a city moving.

Stinks that Detroit is going to have a new mixed-use Hockey Village by time we probably even announce solid plans. All that vacant space around the arena should be well on its way to opening next year.

BPV Phase II is a no brainer, I dont know about office, but residential seems to be a no brainer for the site IMO.
That article snippet is bullsh*t. They have NO RESPECT for St. Louis and chances are they think St. Louis locals are either dumb or are likely to believe that crap because STL is full of naysayers and "I told you so'ers".
Cincinnati is kicking ass with their The Banks projects. It started off slow, but it is now booming around their riverfront stadiums. The street car is going to only add to the development.

Bill DeWitt, III and Cordish are ***** over Downtown St. Louis royally. They don't give a ***** and mayor Slay nor City Hall have a BACKBONE to make them do what they promised.
They are so sorry and lame, it almost makes me want to cheer against the Cardinals. Seriously.
Even Bob Clark of Clayco is on record lamenting about how disastrous BPV and the powers-that-be are managing BPV development.

The St. Louis Cardinals and Cordish Companies should be sued for this LIE and false advertisement to get tax money from the city and State of Missouri. I sure hope some rural republican state representative gets wind of this.
Look there is no doubt its disastrous to our image, to our town. But im not pessimistic. Lets pretend that in fifteen years all theyve put together is a bar mall some luxury 4 story apartments and a midrise office retail space with a parking lot nearby. Even if that is entirely despicable (and that is) its not even that bad.
The real downtown exists north of market and real, viable development opportunity lies south of the highway. Its a tourist trap no real St. Louisan would really want to go there and thats ok. There is real progress being made in the places mentioned above. Its dissapointing but i dont find it to be worth such anger.
In time the land will become too valuable to do anything but be developed the way it was once planned. But until then some bar mall fir the county folk and tourists doesnt piss me off.
I do find disgust with the current development dont get me wrong. Im just not pissed.

A friend initiated a study resulting in upgrading crappy cobra head lights w/ LEDs throughout downtown (an improvement but obviously cobra heads should be deleted). The Cards stepped in and said "let's put those Gaudi blue lights on the cobra's neck but let's make them red!" Apparently they will change colors. I cannot wait for the Wainright Building or another architectural marvel to glow red or purple - another Cards great design decision for downtown.
It's rumored an office building is planned for the lot East of BPV. The lot is under contract/sold for $10Mish. The bad part: they're considering surface parking in front/around the building instead of street facing storefront. I wouldn't be surprised if the developer is Cordish/Cards.

St.Louis's economy is improving a lot albeit still at a lethargic pace still i don't understand this very valuable piece of land among one of americas most profitable teams isn't being utilized to its fullest potential.
I do think city leaders are way too passive on many things
They are quick to tear down history but aren't quick to replace whats being taken away.
It would be beautiful to see cranes and lots of construction work going on downtown..

That whole lot is under one boundary, so I don't know how anyone could sell a portion without first dividing it

^ I highly doubt Cards/Cordish would sell off the lots but I wouldn't doubt at all the rumor that they might be looking to develop on the eastern portion.... however, if it's the directly east of BPV it almost has to bump up against Broadway. (iirc, that parcel was envisioned last as a slender residential tower and the northern portion was where office might go.)
Also, I guess I didn't realize Cordish had an ownership interest in the land itself.... for some reason I thought the Cards owned it and had a master development agreement with Cordish.... the ownership address in B'more suggests Cordish at least has some degree of land partnership with Cards.

I'm referring to the existing parking lot East of BPV. It was owned by a guy out of NYC. It was listed for sale for quite some time. It is selling/was sold for some where around $10,000,000 - which, unless purchased by a parking co I would think means it's being developed. I am GUESSING Cordish/Cards bought it and are building office there to keep their prime land (nearest the stadium) as parking for now. Total guess though. Separately, I've heard they are considering an office mid-rise surrounded by parking, something that is totally not form-based (we lack form-based code DT). I'm hearing this info from multiple CRE brokers. My guess is the parking lot sale EAST of BPV is the site of this mid-rise office proposal. Again, total guess. Finally, to be clear, the ten million dollar lot (as we refer to it in my office) was not a part of BPV, but is essentially an easy easterly (no pun intended as it's Easter) expansion for BPV.

^ I gotcha, you mean the surface lot across from the stadium itself and just south of Tums. I guess my feeling on that is while it would upset my stomach to have a poor interaction with the street, a more suburban form mid-rise office on that parcel wouldn't be as bad as gut-wrenching than at BPV itself. But, yes, DT does need a form-based code. Will be interesting to see what may happen there.
and fwiw, 500 S. Broadway still lists the same owner from NY so it either closed very recently or a deal still in the works.
