I would love to see the McGowan Walsh Tower to finally get built in the southeast corner. Just add in some groud level retail, perhaps this would be an ideal location for a Walgreens or CVS.

Yeah, zero chance IMO of a 700+ft tower going in there, but I could see a 300-400+ footer going there easily, imagining a similar tower to what Drury has proposed for Laclede's landing - retail on the ground floor, a multi-level garage above that, and finally on top of that the tower residential tower.

It still strikes me as shocking that Rawlings hasn't jumped all over moving their headquarters to within eyesight of the ballpark. Talk about free advertisement aimed directly at your target demo. Throw in a a shop offering bats, gloves, etc custom-ordered with names or inscriptions and 1st-party sales of their regular products, maybe even a museum showing their history and historically-significant equipment they've made and they'd have a hit on their hands.

I think McKee is working on it as well -- probably more so than Cordish/Cardinals. My preference for a new office tower would be 22nd St. interchange at the terminus of Gateway Mall.

I recall a rendering of an office tower at that exact location as part of McKee's NSR plan.

I also know that within the last year, Clayco specifically said they are indeed still working with McKee on the Bottle District plan. I would be great if BPV and McKee can get some companies Downtown and if we can find a new tenant for AT&T Tower. I would even say that maybe turning some floors into residential and hotel would be great.

IF Downtown can land all those developments, then maybe something like MW Tower could be a future phase of BPV or the Bottle District.

Well, that's one restaurants and two stores... unless you are are going to eat lunch at a fudge shop. I'm not saying this is awesome, but if Jamba Juice opened somewhere else downtown people on the board would be excited. And Majestic Athletics is the official supplier of uniforms to MLB. This is a flagship store that makes perfect sense next to a stadium.

^ Agreed. Jamba Juice is also going to help service downtown visitors and help extend stays.... for example I can definitely see more area families coming downtown to visit Citygarden and Arch grounds, etc. and going over to Jamba Juice and Ted Drewe's for lunch and a treat. Before, they'd be less likely to spend any money downtown... just spend some time at the attraction and then head home.

I suppose it's cool that The Fudgery is moving to BPV. I had no idea there was a location in Union Station, but then again, I probably haven't been to Union Station in at least three years.

I'm REALLY disproportionately excited about Jamba Juice. I love it. Had one at U of I, and I got hooked. Happy to see one relatively close to work now.

I think once OPO Tower, Chemical, and Arcade are finished, it will. OPO Plaza will be the true heart of Downtown for residents, I'm sure. But yeah, BPV is what most visitors will see.

When I read the article, it didn't say that The Fudgery was "moving' from Union Station to Ballpark Village. It just said there is one there since 1985. Is this a second location?

Also, I just cannot imagine this village being busy anytime outside of game days. The CBD is served well with lots of restaurants etc... So, am I missing something?

I'm not sure what would constitute being "busy," but I do think that the area should do pretty well during the peak season. It will draw more of a sports bar clientele and of course the PBR will be a new draw. During the day, there will be a decent family draw as people check out the Hall of Fame and gift shop and get some fuel. And the concerts, etc. will draw some as well. So I think it will do pretty well overall at least during peak season but I wouldn't be surprised if some of these businesses are only open seasonally... e.g, I think I read that the PBR isn't open winters at its Louisville Cordish district.

The outstanding questions in my mind will be how much staying power will the place have over the years and how much will it take away from other establishments already downtown. I'm sure that there will be some negative impact at least at the beginning for established places, but my hope is that between its attracting a somewhat new target audience to downtown and downtown continuing to become more active overall that there is a place for everyone.

I've been critical of the tenant selection, but these are more like it - even if two of the three are still food-related. Jamba Juice will absolutely be a draw (as an aside I had no clue Joe Buck was involved in the local franchises - makes absolute sense they'd want one here) and The Fudgery, as kitchy as it is, is a perfect fit for this environment. A sports apparel store is a no-brainer.

We've wanted chains downtown to legitimize the retail experience; we're getting them. Kudos, Cardinals/Cordish.
