Mark: Tengo Sed is owned by Cordish. So they're leasing space to themselves. So not really a tenant.

Ballpark Village has the same problem as South Grand: nowhere to eat! It needs more restaurants! I don't care about retail or entertainment...I just need some food when I'm near the stadium!

The food is no good until they plan to put in some places where you can drink. I don't know why nobody has thought of that.

How does South Grand have that problem? There are plenty of places to eat.Gateway City wrote:Ballpark Village has the same problem as South Grand: nowhere to eat! It needs more restaurants! I don't care about retail or entertainment...I just need some food when I'm near the stadium!

^It was sarcasm. So far, there is no retail at BBV. Mainly food and drink.

For some reason i wouldn't mind seeing a Buffalo WW's in the BPV even a Pappy's .. I keep saying downtown needs a couple of good BBQ joints...Downtown does need some good retail particularly clothing since Macy's is long gone...
I thought this phase was $100,000,000!?!?
When you add up all the building permits for the site (updated as of 2/27) only $28,200,000 worth of permits has been applied and approved for. Most of the work is done so I can't imagine a rush of $72,000,000 worth of permits coming in

Did you add the $72million permit for the new asphalt parking lot? It's absurdly gorgeous.

They'll give out $72 million of helium balloons at the grand opening.
I mean I know it's common to low ball on the permit app so that permit fee is lower (Budweiser did that with they new sign on top of their building) but to low ball it by 72m!?!? That's costing the city 720k
Are you saying Cordish over-promised and under-delivered? Or that it said things to garner interest and support when they weren't necessarily true? That's preposterous! Outrageous!
^ Maybe they plan to build a phase II sooner than later, which justifies the $100 million figure. I know ... I know ... I'm overly optimistic, but in all fairness this place will be packed when the Cardinals are playing (don't know about the other times of year).
They wouldn't have kept saying $100m phase I if that was the casegoat314 wrote:^ Maybe they plan to build a phase II sooner than later, which justifies the $100 million figure. I know ... I know ... Had a friend in the know show me how they get to their number even then it's not $100m, it's about $70-75m with his math, they include things like $100,000 for arch grants donation as part of the project...8m fee for the developer (themselves!?) , $2-3m for the land they already owned, some other funny stuff is part of the math but he said best case is a $75m project with everything front door handles to cash registers to stoves ect
Would you prefer it to be undeveloped land and nothing but dirt and weeds? They aren't going to throw up a bunch of buildings until there is a market for them. Until then, they are going to make money off that land as a parking lot.BrickCity4470 wrote:I love that sea of asphalt at parking village
It really isn't that difficult to figure out, but for some reason the internet experts just don't seem to get that. Half baked complaints do not equal expertise.
What's the last $25 to 30 million: rounding up?Knowitall wrote:Had a friend in the know show me how they get to their number even then it's not $100m, it's about $70-75m with his math, they include things like $100,000 for arch grants donation as part of the project...8m fee for the developer (themselves!?) , $2-3m for the land they already owned, some other funny stuff is part of the math but he said best case is a $75m project with everything front door handles to cash registers to stoves ect
I WOULD prefer they had left it completely undeveloped (plant some grass and maintain it, of course, not dirt and weeds). I think they actually now have a disincentive to develop it, if they have guaranteed money from parking versus taking the financial risks associated with actually building something on it. And, unfortunately, the fact that they spent the money to pave it says to me that they plan on it being there for a while. I really think there should have been some stipulation when this whole thing was started that there be NO surface parking on the site.chiz wrote:Would you prefer it to be undeveloped land and nothing but dirt and weeds? If this was Reddit i would upvote dmmonty1 and downvote chiz's comments
One of the line items was "site, street, landscaping, parking: $7,500,000
Land $2.2m
Land bowling hall of fame $2m
Two items that totaled nearly $12m were for the developer. (Again pretty much paying money to themselves, from one llc to another)

^ Keep digging and I bet you'll find they are including Waino's salary!
