The amount of money the Cardinals will make off parking will pale in comparison to money they'll make off of buildings when the market exists for them. It may be a disincentive to take a major risk on spec building, but isn't it pretty clear that they weren't going to take that risk anyways?
There are many valid complaints about the progress of BPV. And one of them is that we're nearly 10 years in and the majority of the land is a parking lot. But if we accept where things were at the time they paved the parking lot, then the complaint is pretty silly in my opinion.

I feel like once the other proposed residential developments Downtown near completion, a BPV tower will start going up. Before we get much new high-rise infill Downtown, we have to fill up the vacant buildings we already have. How are they going to build a 200 ft. tall tower when something as massive as the Arcade sits vacant just a few blocks away? I do believe a BPV apartment tower and Drury Tower will propose official plans within two years, maximum. Construction should begin soon after. I also think Downtown will land a good-sized company that will bring hundreds, if not over 1,000 people Downtown. Whether they're in AT&T Tower or some new tower in BPV is hard to say. Hopefully both. It would be nice to get two large companies and maybe another school the size of SLU Law in the neighborhood to help anchor the new residents.
^Unfortunately the Cardinals will by then be playing in Build-A-Bear Stadium in Town and Country, the St. Louis Electronica will still be chasing an elusive Stanley Cup in the St. Charles Family Arena, and Tastes of Warrenton will be slowly gaining momentum as Chesterfield parking got ridiculous after a year or two. Rams lease in the City of Angels has expired and "Judicious Josh" implores a nervous LA fan base to "see how the process plays out."
Ballpark Village is teasing a big announcement or something on Twitter. Not sure off-hand what it would be.

The optimist in me is hoping it's the announcement of phase II. The realist in me says its going to have something to do with A) the newly installed signage, B) all of the restaurant/entertainment spaces are full C) something about that baseball field to the side of the venue.
My dream is that they have gotten commitments for either a big office tenant, a major new hotel, or residential tower to break ground by the end of the year. I would even settle for renderings of a potential phase II.

I would love a residential tower, be even moreso I would love an office tower. DT's residential market is strong and growing already. There are loads of apartments under construction or proposed. Instead of yet another one, I think offices would be best. Brings more jobs DT which, in turn, will only drive the demand for residential even more.

We had this discussion before, but I do believe a BPV residential tower brings in a different demographic than the current rehabs, or even potential other residential towers.
I think it would really attract some wealthy white collar professionals of various age ranges. And the ones who aren't retirement age (who would also come) are exactly the sort downtown needs to attract in order to get more jobs back downtown.
It wouldn't just be that the residences would likely be luxury, but there is something about the Cardinals that I genuinely believe would attract people who otherwise wouldn't think of it, even if there's no logical reason that should happen.

I just listened to an interview with Cardinals President Bill DeWitt III from CBS 920 AM this morning. DeWitt III mentioned that they have some tenants to be announced yet and they have some sort of "opening" announcements (I read events/grand openings), but he didn't tease anything major. Now that was from sometime this morning, while the tweet came at about 4 PM.
So my guess is the announcement isn't all that big at all. But we'll see.

You can get $5 parking and $10 parking in plenty of locations just a short walk from the park. Very little reason to pay for parking at BPV unless money is no object to you or someone in your party needs their walking distance minimized.
And that's not me ripping on the parking lot, just a reality of the situation.

From images I've seen here and there, it doesn't look like the absolute best design, but I think it will work. I love how it interacts with the stadium at that spot. It will probably look much better once the other phases come along.
Speaking of which, when are later phases of this project supposed to begin, or is is sometime in the distant future? They are just now talking about the towers in the P&L in KC for example, and that has been many years. A few towers on the west end would be spectacular.

San Francisco has Fisherman's Wharf for example. I think this will be a big draw to rural residents coming in for games

It's a live event space, it has the Cardinals Hall of Fame, a Cardinals store, and the new FSM digs.
I personally didn't expect anything other than those things, restaurants, and bars in this phase.
