^ according to floor plans it appears the large majority of the Olive frontage will indeed go the Museum as well as a portion of 8th. I suppose if its a quality museum and easily open to the public with reasonable hours it could draw foot traffic on its own and wouldn't be much different than Blues Museum. Also this gives more opportunity for the Chemical to make an impact on the downtown scene,

After OPOP Tower and Arcade fill up, with only a restaurant (OPOP) and cafe (Arcade) between the two, Chemical, the old Hamilton Jewelers, and Board of Ed. Buidling will be well positioned for any retailers interested in the area.

^ I think some action is going on in the old Hamilton Jewelers.... I believe a professional office on the second floor and hopefully good retail to come on the ground. Chemical could be very well positioned and I think it would be kind of cool to have a Target Express (the mini-Target that is even smaller than City Target) or at least a drugstore bookend Culinaria on the other side of OPO.

Did you see though the surprising/disturbing news that the Chicago group is considering adding residential units to the ground floor of the Board of Ed. instead of retail?

^ I did see that and was too dumbfounded and disturbed to post anything. Hopefully they realize that with OPOP filling up and Arcade under construction, AND CULINARIA NEXTDOOR (??!!), it can be more successful as retail than residential. Apartments would be a complete cop out.

It looks like the Arcade development may have a small retail space available along 8th, right in the middle of the block, between the cafe and museum. Not enough space for a Left Bank, but maybe just right for a Dunkin :wink: :P :

^ Dunkin sounds great to me! Just think if there were one at the Pine corner where the cafe is going in -- you could get right off the Metrolink, take four steps and grab your morning coffee.... now that's civilization!

I also think a smallish space (if not in the Arcade then nearby) that sells the finest in Gorlok, Billiken & STL wear could make a go of it.

Anyone know details about the 13,000 sq. ft. for artists studio space? It would be great if its a mini-version of something like the Foundry in Saint Charles that is open to public.

The other thing that's great about the space is the quick build... Webster should be in by end of 2015 and the apartments ready in January 2016. I think the artists units will be in high demand like the Metropolitan in GC and we should see quick lease-up.

Stuff is really happening at the site, but I'm not sure why it's necessary to block off all but one lane of Olive and 8th street in front of/on the side of the building? I guess it's for exterior equipment/work and stuff?

Does this happen elsewhere or do they typically construct scaffolding above the sidewalk? Just seems weird if they have the streets and sidewalks closed down the during renovation

While the arcade of this building is and will be incredible again, the all glass elevators and doors on each floor were unique. I've never seen them elsewhere downtown. It would be cool if they could be restored but I'm sure it'll be too costly.

It is nice to have a number of projects under construction downtown, but I really believe this is the one that can really make an impact. If putting a couple hundred new arts-oriented residents along with a couple hundred young people and staff doesn't help enliven the area and help spur additional redevelopment then god help downtown.... I can't wait for this to get done.

I wish the ration of market rate to affordable is higher. My only complaint. Otherwise I can't wait for it to be finished.

^ I know what you're saying but this particular project likely would not have been able to be done with a market-rate focus. Also on the plus side the artist class likely will enfuse the area with more creative energy than bores would have... and we'll be pretty much guaranteed a quick and full lease-up with the subsidized units.

The relative lack of market rate projects downtown is somewhat of a mystery to me, though.

This project isn't getting the attention it deserves. Not only is Dominion bringing the coolest building downtown back to life but they're developing St. Louis's largest apartment project in decades with a satellite university campus. This will have a big positive impact.

I saw that. Getting this project completed is going to be great. You'd have to think the Chemical Building is next. I wanna be on whatever list to move in there. It's probably my favorite building downtown. Those bay windows would be fantastic for condos.

They are starting to install new windows on the north side. Once those are in you won't recognize it.
