Not too bad prices. What is up with the rock names?
Cool pricing/search engine. As an IT dork I'm impressed.
So what's going on floors 1-5? Is that all retail/office?

The building was once home to many jewlers. At one time just about EVERYBODY bought their engagement or wedding ring there. They are really trying to hit the empty-nesters with that nostalgia.
Oh, then its appropriate. I didn't know if these were simply randomly chosen names for marketing purposes.

Got the tour this week and loved it. The penthouse decks are "private" in that you don't share them with other residents. There won't be privacy fences of course as that would block your neighbors views. All of the rooftops on this project are supposed to have green roofs, meaning a true vegetation similar to grass, so people with decks will also have a sort of yard with no maintenance (according to the sales people).
They are talking about opening up the lobby for appointments on the weekends so people can see the building. Hopefully they do this soon.
I counted 24 red dots on the plans, meaning reservations. Not sure how many are fake, but that seems like a good start.

Are you referring to the display that is actually in the Paul Brown building?
And, does anyone know (for sure) if the residents of the Arcade will have full access to the pool in the PB, because it doesn't look like the Arcade will have their own pool.
The sales people said Arcade residents could purchase "summer passes" to use the pool on the Paul Brown.
For people who just want a water feauture, there is supposed to be a 2 community deck within the center courtyard that will have misting showers or something along that theme.

Also what is the deal with parking? Did I see you don't get a spot with your unit but they will give you a $20,000 credit to get a spot with the unit. Why not forget the credit and just give the buyer a spot? Perhaps there are not enough spots for everyone in the building so they give credits for those who want a spot and those who don't just won't get a spot? Make any sense?
Do you think that maybe the credit is so you can secure parking in an adjacent garage? I don't think I would want to walk across the street every night to get home.

No, the credit would be for a spot in the Arcade garage. I don't know of any public garages downtown where you can purchase your own spot. Now, the Arcade could give a credit to lease a spot for x number of years in an adjacent garage but I do not believe that is what is going on here.

A guy in the sales office told me that $20,000 will buy you a "standard" space. There are also "compact" spaces which cost less and "tandem" spaces of various sizes that cost more. He said they have "a few" units that won't get parking, but that they can arrange for long-term leases in nearby garages at the buyer's expense. Those are the cheapest units priced from $139,000.

So that brings me back to my original question. You get a credit of $20,000 to buy a standard parking spot. Why the credit and not just include the space with the condo? Can you say no to the spot and use the $20,000 credit in upgrades?
Is street parking simply not an option? With an alarm and a club what is the worry?
Street parking downtown involves feeding a meter, and not knowing where you will actually park. Street parking for residents works well in neighborhoods, not so much in a dense downtown.

Believe it or not there are times down in that area that you can cirlce and circle looking for a street spot and never find one. And yes, no fun to always be feeding the meters.
Wow. $20K for a spot in a garage. Makes the $10K/parking spot charged west of Tucker for most condos not seem that bad.
Hell no; not in that part of downtown. Security is not the issue: finding a spot and all the hassles of feeding a meter would make life very difficult.

Instead of giving you a standard spot, you can use the credit towards the a la carte parking options. If you buy a compact space for less than $20K, they said you can use the remaining $$$ towards other options. He didn't quote the price of the compact spaces, but said they came in various sizes from Mini Cooper-size to just slightly shorter than a standard space. This a la carte system makes sense to me.[/quote]
"A friend of mine once had the Club locked to the steering wheel. The thieves made him look really bad by using FREON to crack the housing of "The Club" and then left the club on the ground where his car was parked. Talk about an insult! I used to have one, but then I just threw it away. My car has a better chance with an alarm that no one pays attention to anymore."Doug wrote:Is street parking simply not an option? I know Terra Cotta and The Annex charged $15,000 for a second regular space and $17,000 for a second "premium space" in their garage and this was 4 years ago. I've never heard of anyone charging only $10,000.

I guess the price has gone down or else I heard wrong. Went to an open house this last weekend at two condos in The Annex and both realtors quotes $10,000 for additional spaces in the garage next door. They did explain that the Annex/Terra Cotta garage was not tax abated but mentioned the $10k figure a couple of times.
I was also told $10K at Ventana, Motor and Packard Lofts for their respective buildings.
Though I think I was told $12K/spot at Moon Brother Lofts, but that none were available.

Unfortunately you have to take what some realtors say with a grain of salt as I have more than once heard them misquote a number of issues, including parking. Moon is a perfect example as I lived there. Second spots there went for $17,000 not $12,000.
The cheapest second spots I have seen are in the lofts located in downtown west and sometimes those are only for an outside surface lot. Another reference is The Syndicate. Tandem spots are $16,000. Double tandems where you can park 3 cars are $20,000 and a complete separate stand alone spot is $24,000.
are the basement ceilings high enough to accomodate a car lift in the arcade?
