Currently - and not counting any Schnucks or car dealer -- what is the biggest single brick-and-mortar retailer in the city? south city target? Ikea? (a question not fully related to this development.)

Land a target (or at least a walgreens/cvs) and it's a slam dunk. I hate to continue to be the wet blanket here, but there just isn't enough demand for a downtown Target or Walgreens/CVS. And, with the target in midtown, a DT target just isn't needed.
Target has a ton of small foot print stores in Minneapolis. Not sure if they have them other places I assume that they do. If I had to guess, 1/2 the size of the new location on Grand. I have a feeling they have a retail concept different than what yall are imagining. I also doubt they are thinking one giant 80K retailer. I’ve never been in the building but it doesn’t have interaction with the street. Maybe they plan to open windows up at the base?
My biggest qualm about the way we spent 100 years designing the gateway mall is then we allowed buildings that don’t engage with the mall or the street. AT&T is one of those. It’s hard to imagine how they would fit the bottom floors to do retail like Primark, etc. I’m thinking that they will have some sort of cafe inside, fitness studio, a convenience mart type grocer, a bank. Nothing exciting but things that the residents will want and use. I’ll be pleasantly surprised though if they redo the entrance and pull off a great retail asset for the mall. An apple store being a component would be pretty awesome, and I think Downtown actually has a better shot at that with the right offer if you look at the geography of their locations in the metro.
Also, what do the driveways on each side of the building go to? I always assumed an underground parking garage but seems all anyone talks about with this building is parking? I’m just not familiar with the layout of this building at all.

The building was built with a limited number of underground parking spaces for the SBC execs, plus the loading dock.

Target isn't going downtown. They went to Midtown, that's that.

I do definitely think they could attract something significant if they legitimately have the numbers suggesting there's demand for 600+ new apartments.

Meanwhile, GM is threatening to demolish the entire Renaissance Center in Detroit, the city they used as the success story to counter STL, if they don’t get a few hundred million dollars from the state and city to only demolish half of it.

Hopefully they use Westfalia Automated Parking. Track record of very successful and reliable projects. Acknowledging that I have a simplistic view on things, I want to see the City and GSL do so much more to help this project. Hire a site coordinator or development assistant who acts like a liaison for just this site. This developer should get anything they need/want and quickly.

I think this was purchased, had a ton of incentives awarded, and Goldman was well on their way internally before GSL was really getting aggressive. Probably given the huge credits, not much more to do anyway.
