Does it bother anybody else that NextSTL is characterizing this as "infill"? I would argue against that definition, since it is replacing a existing building (a building that is occupied and functional, no less). If it were being built on the adjacent parking lot then it would be infill.

The good thing is that along Lindell there aren't many parking lots left. Aside from Kingshighway and Lindell, the lot at SW corner of Lindell and Euclid is probably the next best site for new construction. The strange gas station/laundromat at Lindell and Boyle might be an attractive site as well.
West Pine offers more possibilities, especially at West Pine and Kingshighway. Finally, I'm amazed that there is still a vacant lot at Laclede and Sarah. Great location by Cortex.

why the form based code allegedly limits this block to 12 stories is beyond me. There's a 20 story tower, Town House, on the same block! Higher is better. I really like this design! While the Optimist building is cool, this demo/replacement is certainly justified with this design.

-The one I most want to see go: the giant strip mall on Lindell. I wouldn't mind it so much if it were built up to the Lindell streetwall with parking in back. Perhaps in the next decade it can be phased out with developments similar to the Boulevard in Brentwood.

I recall reading that some Chicago developers are looking at building a "really, really tall" building there. They have to know the demand is definitely there, and with two new high-rises going up soon, they will be a good test. I hope for a mixed-use, 30+ story tower with more than just residential. Maybe some Wash-U or BJC facilities can be in there, too. This tower is still very much up in the air, though, so only time will tell what becomes of it.

If I recall correctly, the original plans for the strip mall on Lindell included preserving some historic buildings fronting Lindell, but they were later deemed too far gone too rehab. Would've been a huge improvement over what we ended up with.
Great potential project. My major concern is with approximately 1500-2000 new apartments recently completed, under construction, or due to break ground . . . How many apartments can we "absorb" in the CWE? How many renters will choose to pay $1100 or more for one-bedroom apartments, etc? I'm glad this proposed project will be built to be sold as condos at some point in the future. I love the infill and increased density coming to the CWE. I just hope we aren't seeing the start of an apartment bubble that could lead to increased apartment vacancy rates or reduced rental pricing in an attempt to fill all of the units proposed for the CWE. Hopefully, Cortex and other employment proves so successful that we actually increase the population to fill these units and help support future development.

^ I think the CWE can absorb quite a bit with new residents flocking in; however, it could dampen prospects for mid-rise construction elsewhere.... if numerous towers go up -- and are successful -- in downtown, CWE and Clayton, that will be very impressive.
My main worry is that our regional growth just isn't strong enough for everything to hit on all cylinders in the City. I think we're seeing some intra-regional shifting to the Central core and parts of South City (and Greater O'Fallonia), but we need plenty more new bodies from outside coming in to truly be successful.

6188 McPherson -- this is the mixed-use building with Skinker=fronting retail that has/had the public library. It is a great location that's getting a major renovation upwards of $6 million. I'm curious if this will be putting a significant amount of residential units on the market that may have been vacant before this current work.

With CORTEX's 13,000 jobs, the jobs coming from BJC's $1+ billion expansion, and Midtown Station, the CWE-Midtown-Grove area will have no problem attracting residents for a long time to come.

^ Agree; however for BJC Iseem to recall that there may not be that many new jobs actually added. (And if Missourah doesn't get on board with Medicaid expansion they may continue to see fewer employees.)
6188 McPherson was apartments before (fully occupied), and is being redone by Wash. U. into student housing (so I guess in that regard they won't be on the market). I don't think there will be much if any net gain in terms of density. They're just updating everything. Also, 6188 isn't in the CWE. It's two neighborhoods over, on the western edge of Skinker-Debaliviere.

The proposed site at 4490-94 Lindell Blvd., is currently the headquarters for the nonprofit Optimist International, which is looking for a smaller facility.
The new building would include 200 apartments, each about 800 square feet, and a below-grade parking garage with 300 spaces.
Project costs include $3.4 million for acquisition, $4 million for development costs and $50 million in construction costs, according to the company’s request for demolition.
Covington is proposing starting construction in January and completing it in 22 months.

Large shopping centers aren't always sustainable. A development with mixed-use (residential, hotel, retail and office), urban features is more sustainable than a big box shopping center with a large parking sea.

So, this thing isn't going to be done until late 2016. Hopefully not long after that, the streetcar will be built. There will be loads of projects finishing up around this time. Some will already be done. Many, many more will be announced between now and then. Surely, lots of new jobs will pop up in the CWE area. Even if not, big whoop, you can take the Metro or streetcar from your apartment in this building to work Downtown or in Clayton if you want!

^ Agree. But I think remediation costs for the site might be prohibitive for residential, and that use may not even be allowed... not sure about hotel. Geoff over at nextstl is teasing sitting on a huge tower item that he hopes to get the go ahead on soon... my guess for next in line is the Drury site. Hopefully it is downtown.

I actually really like this new proposal and i wonder what the percentages of this actually getting done? CWE is on fire and is the hottest market in the region for every reason..I'd love to see a 30+ floor signature high-rise on the corner of Kingshighway and Lindell that be pretty amazing... If drury announced in a few weeks that they are going to give a green light on a new high-rise apartment building downtown i'd make a announcement over the intercom at my work so everyone will know ...!

He says he'll be able to talk about it next weekend. My guess is either:
1) Drury Tower
2) BPV Tower. Most likely would be residential but I would prefer offices. Bring more jobs DT = more residential construction as a result afterward.
