Cordish's template for entertainment district development seems rather stale doesn't it? As many have noted, sports bars, restaurants, etc. could canabalize business.

Have to agree Alex, I think the key is get a good office tower anchor going for as much Class A space as possible. Would love to see Stifel/Dewitt gamble on some speculative Class A office space with a 500,000 sqf tower. I would also rather see a major retailer anchor a corner for phase I. A retailer not present downtown, such as a Target, or the region, such as Ikea dumping its surburban stand alone box store for a urban, green, TOD development before seeing the entertaiment district. I would even settle for the chain restaraunts at Union Station move over if IKEA would build a store under the Union Shed

A phase II mixed used anchored by a residential tower, hotel and businesses catering to office workers, residents and visitors alike would be a plus.

In other words, I don't think BPV needs to be rushed if they can at least get a decent Class A office tower going. A tower that not only keeps Stifel downtown but convinces RAWLINGS to be on CLARK ST.

My take between the lines is that Montgomery doesn't have the or will not spend the money to build themselves a new corporate HQ so they, along with the county, are shopping for a development partner. Which is fine with me since I wished they would have looked to downtown to begin with.

That's a huge parcel - 55K sq ft of surface parking (it would be great to have that build upon) and 30K of existing buildings. I tend to like the buildings as their variety add some much needed character and interest to Clatyon.

Would like to see the buildings spared and the tower built on a parking lot...Especially one near a Metro station. What about that lot right by the station near the park? You would get park views plus be located right next to the station! It would also complement The Crossing well. Alternatively, the Forsyth station would be a great place to build and have amazing views of the City!

Agreed. Move it to the south half of that block and build on the city parking lots (can be replaced with garage parking). I would strongly prefer to see World News, Panera, and the other shops and restaurants spared.

I think the glass tower will be way out of scale compared to the human scale of the other buildings on the 4 corners of the proposed intersection.

i agree–i want those buildings to stay. but i think it's true that Montgomery bank already owns most of (all of?) the block they're planning to build on, whereas they'd have to acquire another piece of property otherwise.

I am not entirely sure, but I think Clayton owns the south half of the block. The entire lot is metered city parking. The southwest quadrant is the same in area as the northwest quadrant where MB is proposing to demolish 6 buildings. By the way, those buildings have a very diverse mix of tenants, including World News (will be sad to see it go), Panera Cares Cafe, a couple of shoe repair/shine shops, Wasabi sushi, a pasta place, music store, diners, etc. I am worried that the streetscape/retail at this corner is going to be much worse after a demo and rebuild.

Perhaps you can't sell apartments across the street from the county jail...

yeah, i just street-viewed the block. i suppose the added density will be good but i'm not looking forward to these buildings being replaced by yet another featureless glass monolith. it seems ridiculous to me that in a city rife with vacant lots we're demolishing well-maintained buildings with active businesses for new construction.

^^ It also really bothers me that perfectly functional buildings and businesses are being cleared when there are open lots nearby. I recognize that they already own most of the land, but it still seems like it would be far cheaper to buy a parking lot and build on that instead. I wonder if there are policies the county/city can put in place to encourage development of empty lots rather than swapping out built environments. I'm sure whoever owns the parking lots would be happy to swap their land with some of Montgomery's and Montgomery would save money on not having to demolish the buildings either.

Central and Forsyth is one of the better intersections in Clayton, certainly one of the areas that makes it a tolerable place to be in the day time. It's a shame that this plan knocks out the SE corner of the intersection.

This corner is as close to Clayton ever gets to being vibrant. I wouldn't let them build here if it were up to me. There are plenty of lots that need to G-O out da D-O'!

Great project. Poor location. I really like that corner of downtown Clayton.

I wish they'd build on an empty lot.

If it does go through I hope World News can open bigger and better. We need stores like that.

Good to see some significant new construction projects in such close proximity to Metrolink. Having 500 additional units could give foot traffic in DT Clayton and ridership at the station a nice boost.

With all due respect to Geoff the only new info in that article from January was "it's picking up speed." Everything else was a regurgitation of old info.

We now have proposed number of floors, parking, retail etc.

It seems pretty huge in context. 345 units is 2x the size of the Euclid & Lindell Opus proposal. I believe this would be the largest apartment tower development in the region outside of the 416 unit Mansion House Apartments downtown.
