Here's another recent project where the developer was planning for a building to be built next door (really pissed at Centene right now).  

I at least have confidence that LuxLiving will eventually build next door. They did so at the Ice House in Soulard with the Steelyard, so I could see them doing something similar next door to SoHo in a few years. Centene is just wanting to sucker us out of additional money and they'll use the ugly blank wall and the crime thing as their deck of cards to get more incentives.

^ Agreed. We don’t even know that this developer is planning anything next door (at least not publicly). Only people here are speculating on that.

Placement of that garage tells me the northern portion of that lot will be developed.  Why else would you block the the northern views towards downtown?

Eh. I don't think so. I think the plan is for another apartment building there. 

Unrelated to the north side of the development, I want to really quickly talk about what is just to the south of it....

I would love it if we could see some infill on the Soulard Market surface lot just across the street. I wouldn't be sad at all if the Social House and Brewer Machine & Gear Co. buildings were razed for something much larger and more impressive.

I'd hope for something modern, as I don't believe that the neighborhood's historic standards apply to that lot, but I'd take something in classic St. Louis red brick if that's what it had to be.

^Maybe better yet would be a road diet and modern infill on the other side of Broadway. Not that I have an issue with replacing the parking lot with something better. (Though I'd also be in favor of finding a way to fill that parking lot with visitors to Soulard Market.)

As the inner city continues to grow and build out, Kosciusko remains one of the biggest opportunities in STL south of Delmar. Imagine if the entire east right of way of 7th was transformed into a multimodal train/greenway blend similar to Charlotte. The proximity to this dynamic corridor, downtown, and Soulard can turn Kosciusko into a TOD transplant heaven with minimal displacement.

I saw a thread a ways back wondering where STL can emulate other cities areas filled with giant cheap mixed use projects. The typical 6 story garage wrapped apartments that take up a whole block. The answer is Kosciusko.

I agree (although I think you mean S 7th and not Broadway?). Also, if that large surface lot along S 8th is kept to serve to the Market, it'd still be good to see the Social House and Brewer Machine & Gear buildings replaced by mixed use apartments/retail. 

Mixed-use apartments/retail lining S. 7th between Marion and Lafayette with some traffic calming implemented would make for quite the "Downtown Soulard" feel and a contiguous connection between Kosciuscko's Broadway strip and Soulard.

^The darned thing dodges back and forth so many times. It depends on what block you mean. But yes, you're right. It's Seventh in that particular spot, not Broadway. Sorry. I constantly forget that as it's Broadway when I get on downtown and Broadway when I get off at Bates and I don't ever feel like I'm turning.

^ I'm curious, too.  The garage went up pretty quickly (and has already been tagged at the top when viewed from the interstate).  Hopefully, it's just a minor delay...

^ Wouldn't be surprised if different builders on completely different schedules or even the fact that the garage was subcontracted out in its entirety and might have been built sooner then the prime would have asked for..   The prefab garage complete different setup in terms of manpower, supplies and equipment and as Chris documented above, a very fast process once the panels start showing up.

The garage and residential building were bid separately a few months apart. So, likely different contractors with different scheduling issues, as Dredger said.

The wood stick frame/prefab residential structure also presents more exposure to skyrocketing material and labor costs. Just speculation, but I'd guess they are engaged in an intense value engineering process right now.

For the garage either, curiously. I don't see that any construction permit for the garage superstructure was ever issued, and the application was cancelled last October, well before they started erecting it.

That may just be bad record keeping by the city, but it also looks like they are waiting on approval of a foundation permit addendum.

They were pouring concrete on Friday and there was a backhoe digging there this morning

Crews were on site today pouring some concrete. Good to see work once again underway on this project. A website has launched, but there's nothing on it worth sharing yet. There is a rendering of the lobby though (which I can't save to my computer) that shows an LED guitar on the ceiling. Seems like the theme for this building's interior design will be music/jazz related.








And the graffiti is still on the garage.
