Is the company across the street part of this (1506 S 7Th)? Broadway Truck Centers. Might be the same company as they have a ton of new ford trucks in their lot.

Wow! 300 units is HUGE. 1400 Russel has 130 units, Soulard Market Lofts has 130 units, and Steelyard has 128 units. Hope this happens!

Something will need to be done about the spot where 7th and Broadway "merge". It's a bit of a mess to say the least.

I agree that it's a bit messy, I usually prefer roundabouts in situations like this, but I've ridden my bike through this intersection 20+ times and don't mind it much at all. The narrow, single lanes help immensely.

Plans are still being worked on. We should have renderings soon. 300 units is significant but don't expect it to bring any significant height. The site is large. Expect a 4-5 floor building. Definitely no more than 6 floors. I hope they include some sort of retail space here. Based on what we know, this will be a great addition no matter what.

I don't believe this is in a preservation review district, so if they wanted a modern design, they could probably go with that. Someone correct me if I'm wrong.

Holy cow! This is huge. As virtually everyone on this forum has stated at one time or another connecting downtown to Soulard/near south side would be one of the biggest wins for downtown possible. Major first step here if this can come to fruition.

Hope the city can take advantage of this with some streetscaping on 7th. Would love to see a road diet with widened sidewalks (or even a greenway) all the way to Busch. Maybe then the candle company can do something with those nice old storefronts. 

We need about 20 more of these projects between Soulard and downtown. The city should be prioritizing the densification of 7th and 4th/Broadway corridors to connect downtown to Soulard (and the new Chouteau's Landing 😄) Let's get back our missing middle!

Asprient Properties was the property management LLC for Steelyard, but they had some PR issues so changed their name to STL Citywide.   The developer of Steelyard is now called Lux Living (Sid and Vic Chakraverty).

Yeah, I guess I didn't make that clear; as are about 800 LLCs named after mountains, apparently.  But I'm pretty sure the second was just a rename of the first, as the Asprient Properties website seems to be less than functional.

I can't tell from the grainy scan of the site plan, but looks to be either 4 or 5 stories.

This would be a real home run for Soulard. The City desperately needs every resident it can get, and 300 units is nothing to sneer at.

5 stories, mostly 1 BR, with some retail and a 6 level parking garage in the middle, and amenities on the top level of the garage (pool, garden, fitness center, "sky lounge").  I can't tell what they are doing with that lot west of the Golden Phoenix building, but I'd guess it is surface parking for the retail.

The developer is Lux Living.  This property is not subject to CRO review like all of their other projects, and Lux Living seems to try to get away with as-cheap-as-possible materials along the alley and unexposed sides of their new buildings.  All four sides of this building are going to be highly visible, so I really hope city officials are paying attention...

Not sure how they got this wall defined as "unexposed", but yeah, let's hope for MUCH better quality in Soulard.

^Yeah, that's the first wall that came to mind.  I really hope people don't get a similar view along I-44/55, as they are passing Soulard Market and approaching downtown...

This site is within the Soulard neighborhood boundary, but not within the historic district or preservation review area.
