Never underestimate the valuation placed by college students in being able to drink beer in their residence without fear of Residence Advisors coming down heavy on them. When you're 19, the opportunity to move out of the dorms and into your own place is glorious. I bet occupancy by students is quite strong, even if some apartments' view is partially that of a garage, so long as another view is of a fridge full of Nat Light.

If their parents or themselves are dishing out $1250.00/month (=$15,000.00/year) for rent, they'd better have something better than that swill in the fridge. $15K is a new car, or a 10% down payment on a $150,000.00 home.

^ I knew 2 different gals in college whos parents built McMansions for them and their friends to live in near campus. No joke, new construction, 5 bed, 6 bath 4000 sq ft, 4car garage, granite, stanless steel, under the counter sinks, wrap around front porches etc etc. . I'm talking $500-700k easy.





Just saying, I don't think it's that uncommon.

I went to tour this property and was surprised to learn there are 197 units in this development. As of 2 weeks ago 57 were leased with current occupants and others moving in shortly. Additionally, I was pleasantly surprised at the inner courtyard. The prices were adjusted with a "special" that was being run to help entice more tenants.

I had a call here the other night, at a unit all the way in the back corner, farthest from the street entrance. It seriously took almost 2 minutes to get to the unit once you walk in. It was a very nice space, but that walk was a killer... I kept thinking, what if I had a handful of groceries?
