St. Louis civic groups buy Kiener Plaza’s garages | St. Louis Magazine
Two of downtown St. Louis’ most prominent parking garages are under local control after Arch to Park Equity Fund, Gateway Arch Park Foundation, and the Berges Family Foundation closed on the purchase of the Kiener East and West parking garages last week.

It seems for now they will just be sprucing them up but it should 100% be on the table in the longer term to completely redevelop these parcels

Great! I hope the short-term improvements come quickly. I also imagine they’re leverage for whatever needs to happen with Wainwright and the lot to the north

That’s great news, but was hoping to hear talk about tearing them down and redeveloping those properties rather than beautification and filling the vacant retail spaces. Keeping these garages for the long term is a huge missed opportunity IMO
I think it's more likely they're built on top of in the medium to long term. But getting them out of an out of town owners hands (and into civic groups) is great news no matter what!
BJ article says they plan to fill 80% of the retail space.
Has anyone been to that Pop's Pizza and Wings since it opened? It has extremely good reviews, seems almost unbelievable to me.

I could see them eventually issuing an RFP to replace one of the garages depending on how the redevelopments of the Wainwright and Railway Exchange go and whether something good is built where the Macy’s Garage is or not.

Sprucing up these garages has long been on the list of low hanging fruit projects that will improve downtown. In their current state they look awful and clearly the previous owner didn't care much about the retail rents or the ascetics of the building when they were getting plenty of revenue from parking.
I would love to see these eventually replaced by actual productive buildings but will be thrilled to see them refreshed in the short-medium term. The location is simply too visible to be ugly and mostly vacant.
These garages in a refreshed state will be perfect for higher end chain establishments IMO. I'm thinking Chipotle, maybe even a CAVA.

I think that's just conceptual (see AT&T back in 909 Chestnut) but I'd take it!
This is what I expect short-term to look like. Personally, I would be disappointed with anything less than this. The articles seem to emphasize a national brand which I think makes sense. Downtown needs more destination restaurants.
I wonder how modual the retail spaces are.

It’s great news to know that it’s in hands of local ownership that want to invest in downtown & seem committed to making that happen. We all know a refresh of any type is more than long overdue.. I would love to see some mid rise apartments built on top of them or be a great location for a future tallest building downtown wishful thinking but hey I can dream right??

How old are these garages? I know the stadium garages had to have extensive work done on the embedded rebar that was rusting out and that was about 20 years ago. Wondering if they got a good price because expensive repairs are needed to keep them operational.
Almost nothing has been done to those garages besides the pedestrian doors and hallway improvements to the elevators from 6th street. I don't think they've even done a basic power wash clean to the garages.
