STL based Blackline Design + Construction is planning to purchase 1001 Locust St. to redevelop it into 60 apartments.

The project's total cost is $16M and will include 5 studios, 42 one bedroom, and 13 two bedroom units, with rent ranging from $975 to $1,450. It will also include 8,400 sf of retail.

Amenities will include a fitness center, business center, and a lounge.

The 62k sf building only has one tenant that employs 6 people, who will look to relocate in the coming months.

They are not seeking tax abatements for the project. They plan to close on the building in May or June and begin construction immediately, estimated to take 12 to 14 months.

I wish this was one where the reskin could be taken off and expose the former ornamentation. I think builtstl went into the issue though at some point and they found it had been torn apart underneath

Awesome news!  The number of apartments might not be eyepopping like some proposals, but filling in gaps with these types of projects can still be crucial.  Looking forward to getting this activated.

This is a great project. The more office we can remove from downtown and get more residents invested in the area the better.

Very reasonable rents on this project as well.

I agree. We need like 50 of these downtown. We need more new class A and turn the old class C into apartments.

The reality is that very few users want this kind of office space. Things have changed considerably in the past five years. Effort would be better spent on incentivizing the renovation and construction of new Class A assets.

The downtown core will never be predominantly commercial office space again. That sun has set, most assuredly. And honestly, good. Downtown deserves to be more than a dense office hive, with street activity only during the days of the week. True vibrancy is a committed mix of conveniences, goods, entertainment and cultural attractions, heavy on the residential...with a lighter peppering of office. It's time for it to become a neighborhood in the truest sense. Not just return to being an office wasteland. People need stimulating draws. Not a reason to bemoan a commute and only occupy space between 8-5 with the maybe occasional jaunt to Jimmy Johns as their sole interaction with downtown.

Sort of related…the DUC Park across the street from the Farm & Home Savings Bldg. is for sale as “developable land” for $250k. According to the listing, a non-profit (I’m guessing PocketParks) has a lease on the land which expires May of next year, “but can be terminated earlier if needed”. Was the park not successful, or is the landlord just wanting to offload the land? Maybe we’ll see some new construction here in the future.
