So does this project have all of the financing it needs to complete this project lined up? This has been going on for so long now I’ve just got myself geared up for disappointment I guess.

It would be a suicide to start such an undertaking without having all the financing required in place prior.

Rain, shine, snow we are working. All the subcontractors are amazing. We can’t finish this monumental projects without the worker bees we have. They are 100 % dedicated to the Jefferson Arms project.

We actually have a high level concept plan that turns the Court building into 200 regular rooms plus 40 lofts hotel. Possibly dual brand. Restaurants and collaborative art co-op (10-12 residents).
We are patiently waiting for further guidance from the City of St Louis on the award process.

The Lemp Brewery complex isn't downtown but could easily be one of the coolest parts of STL if redeveloped with proper vision. Streets have a narrow and European feel, ample space for retail, space for infill in and around the complex, and the opportunity for a proper European style plaza in the center (something STL lacks, the closest example in town would be the successful plaza in Kirkwood across from City Hall.) Not to mention, the complex is directed connected to Cherokee Street which is one of STL's most dynamic cultural corridors.
My personal vision has a focus on beer, include taprooms for five or six breweries (maybe a fancy, out of town brewery like Russian River) that can be hopped between. A beer museum would be tasteful as well (I could see AB wanting to partner in this project as they are right next door.) Perhaps even reopen Cherokee cave and provide tours. Then of course fill the rest of the complex with a classic mix of retail to keep things vibrant at all hours of the day. Leave some retail spaces open to rent at low cost to entrepreneurs to keep the quirky Cherokee street vibe alive. Build some apartments in the empty spaces to enclose more corridors, a hotel would be appropriate here as well IMO. Parking garage can be built in the lot across Broadway.

^I've always thought The Historic Pearl Brewery development in San Antonio is a good model for Lemp... I would say The Pearl might be a little more luxury than I'd imagine Lemp being or St. Louis for that matter, but they did some amazing stuff over there.
