I miss all my family that has gone to heaven. I remember my mom and aunts would sometimes bartend for there parents. My grandmother also use to work at the Laundromat on ninth street down the street from where they lived. Back in the late seventies early eighties was a good time in soulard. Growing up there. She also worked at bar down the street from there house back them I think it was called the 9th street bar the it's the one right by soulard market

1836 S. 10 St. getting rehabbed for a “sandwich shop, full bar with outside seating.”  Anyone know what this used to be? It’s been boarded up for as long as I can remember.
If it was anything, it was something before the early 90's.

^ was there about 9:45!

Here's an interesting hopeful rehab at 916 Allen.  The previous owner of this long vacant four-fam had a permit application in 2021 for conversion to single family but then sold it to the current owner who submitted a permit application for conversion to two-family. But then it had a major collapse last year and the owner put in a permit for demolition. I'm not sure what changed, but now there's a permit application for conversion to 6 family.  Goes before the Board of Adjustment in a couple weeks.

Unfortunately this one was demolished by the city due to safety concerns. Really unfortunate. I believe it was another demo without notifying the current owner. Would have loved to see this one saved, but now its long gone forever, and i'm sure Soulard will get some cookie cutter developer box that makes the bare minimum in terms of historic detailing. This was a livable house back in 2010. Criminal that people can buy properties and sit on them until they're gone.

Staff recommend granting preliminary approval.
Six 2-1/2-story 2-family units facing S. 7th
Four attached 2-1/2-story single-families facing Shenandoah
Two 2-1/2-story, 2-family townhouses in the center of the property,

Only 14 parking spots for 20 units...need to remove those 2 center buildings for more parking spaces. jk

For some reason I was not expecting townhomes, but pleasantly surprised.  Maybe I shouldn't have been due to the area.  The parking in the middle could use some work, but overall significant improvement over a vacant grass lot.

Antagonist Cafe (sister business to existing Protagonist Cafe) has opened on 12th street by AB Brewery. Go check it out. Really neat art deco style space

Great add to activate south soulard.

And will always mourn when I’m there that Benton Park and Soulard aren’t cohesively connected - oh what a delight that would be.

Anyways should be a great place! Hope it thrives

100 units??? Any renderings of this? Soulard demands and receives the highest quality infill in the city. Could be a very sharp building. Also would have to have some height to fit that many units. Would probably need another permit too? That’s cheap

It may well be a typo, $6.5M is way too low for 100.

Yea something doesn’t match up with the size of that property, permit value. Maybe 10 units

Two projects here:

Rehab of the corner building at 12th and Allen Market. This is a return-to-historic office project. Storefront will be restored to its original condition, new roof, arched rivertown windows....etc.

Rehab of the large brick building at 12th and Russell is for multifamily.

Permits are taking 4 plus months for approval.  So, likely not anytime before the summer.
