^ I have a hard time being too upset about this one. But yeah it'd be nice to plop that community garden in those 9 spots by the fountain (?), free up the whole corner of Texas & Arsenal, and leave just the spots fronting the alley.

I also am not going to get too terribly upset, but this is still at a major intersection along what we hope will be a future transit corridor. 

It would be great if we could get larger, grander, more urban uses along S. Jefferson starting now.

Benton Park Place was not awarded LIHTC financing in the 2022 round. I would assume DeSales will try again next year. Developers will often make at least minor changes to plans between rounds, so we'll see if that is the case here.

BB80 tax abatement for 3417 Louisiana, 75% for 10 years. It's being rehabbed by the Lutheran Development Group and sold for way less than cost for affordable housing. Boy is that a lot to fix up that little guy. Are they going to build an addition?
plans on renovating the home consisting of 3 bedrooms and 2 bathrooms at the cost of $397,775. The redeveloper plans to utilize private funds for this project and financing from Community Development Administration (CDA). The asking price for this property will be approximately $195,000.

I'm assuming at least a second floor. But that house is so narrow, they might add on to the side too. Honestly, it's kind of an ugly house. I wouldn't be sad if they just knock it down.

They are building an addition to the north. This project goes all the way back to summer of 2018, when it was first awarded a CDA funding reservation. Then complexities of the project, pandemic supply chain and construction inflation issues, and other things including changing the GC kept challenging the budget. But working with CDA on the details, they got the project put together. This was a CDA inventory building, thus a high priority to get redeveloped to avoid having to pay back the CDBG funds used to initially buy it back when CDA acquired properties at the behest of Aldermen.

^I hope they have done their geotech due diligence since the buildings that were there were demolished due to sever settling. I assumed those lots would be vacant for a long time to come, but if they can be built on, I certainly welcome it.
