I noticed the landscaping around 316 N Skinker at Waterman was tidier than I'd ever seen it and a worker carrying in the door some material the other day. I wondered if WashU bought it, and yes they have (for $2.7M?!). Shame it's tax exempt now, but glad it's getting some much needed TLC. No building permits yet, but I'd wager it needs a gut rehab.
Looks like the Waterman bridge over the Metrolink track will be replaced. $4.2M in Federal funds. Still waiting for the Kingsbury bridge to be replaced.

A 6 fam and vacant lot next door at Washington and DeGiverville are for sale.
$250k list price for the vacant lot, lol. The assessor thinks it's worth $46k.

-Is the little bit of green space fronting Washington to the east of this 6 fam a vacant parcel or part of Lucier Park?
-Is 5900 Delmar vacant lot part of the park? Who owns this? I have seen them put planters in it before. It needs to be opened for multi-fam development if so.
-Does WashU own the 5950 vacant wedge and oversized parking lot? Another TOD multi family spot.
-There's another small lot at 5974 DeGiverville but nextdoor house might own as side lot.
Between these lots and the parcels all around the Delmar Metrolink, there are hundreds of units that can be added.
We also need Lucier Park spruced up. The fencing looks uninviting, no plants or trees, no amenities outside the playground. A refreshed Lucier Park could make the area much more attractive for some dense development on these parcels and extend the loop more and more east.

No. The Jehovah's Witnesses own the parking lot. They recently put a bunch of money into their building, so doubt they'd be a part of a redevelopment or move. The vacant lot is owned by the same person selling the other vacant lot and apt building. I'm surprised she bought it from Imo's. Land speculators gonna speculate I guess. She also owns 5916 and 5942. I'm also surprised WUSTL didn't buy it. They own 5920.

Yes, a goal of 1000 or more residents should be set. WUSTL has the plumbing building now. It's high time they start doing something. We've been waiting forever. I don't think anybody else will take the risk until they get the ball rolling.
Yes, Lucier Park sucks and is a waste of land. I'd like to know how many people use it. I've been by midday on a nice Saturday with no one on the playground. Its awkward framing and no buildings facing it don't help. I suppose it helps absorb rainwater, but not even great at that because it's mostly just grass.

I'd love to see something like this happen with Lucier Park. But, beyond getting the property holders on board and the money, this would take a vote of the entire city since the park would shrink.

Wow, yes this would be outstanding. I would opt for a plaza, bench, tree coverage, dog park in the second rendering rather than a soccer field. Because the Delmar Loop is our music capital, I would love to see a design to make it a small amphitheater (similar to Lions Amphitheater in Kirkwood) for music and plays since the loop doesn’t have any outdoor venues and it would add activity to east loop, but residents would fight that. Lucier in its current state is more like an abandoned lot than a park. I think framing it with housing for more residents would help. There is certainly a good reason to have a small park for residents at this spot, especially if you can add more multifamily. I think a vote and residents would be no issue as the park is useless in its current state. Connecting Washington would probably be favored by residents also. For a stable neighborhood and being next to a beautiful elementary school, Lucier is an eyesore.

A dog park would be cheap, quick to install, and would probably get substantial use by the neighborhood as there isn't another in the area.

There's an effort to put a dog park at 520 Des Peres. They've been trying to raise money. It doesn't sound inexpensive.
