6000 Washington rendering. CRO staff recommend granting preliminary approval.
My thoughts-
- The brick bit sticking up at the corner should also be at the other two corners as well as on the garage wall facing Des Peres
- The garage wall along Des Peres should be coplanar with the main building
- The brick accent near the roof line of the main building should be repeated on the garage wall facing Des Peres
- The garage wall facing Des Peres should have some windows.
Granted preliminary approval 5-0
The front elevation looks a bit squat to me. Maybe a higher foundation with some steps leading up to the entrance would help.
I'd wager avoiding steps is intentional as this is meant to be senior-compatible.
$300k building permit issued to rehab the residential in 6002-6 Pershing. I guess it was recentignly purchased. Somehow it was tax-exempt. I think it'll join the tax rolls now.
Apparently the yoga studio is/was run as a non-profit. Opened in 1976, and was the first yoga studio in St. Louis, if the internet is to be believed.

I was hoping it would go away to make way for development. Though that'd be tough with Crossroads surrounding it.

I'd like to see more contemporary infill going up around the City; similar to what's happening in The Grove. Trying to mimic historic architecture tends to look cheap and uninspired, and makes for a boring cityscape. Isn't it time to join the 21st Century?
I’m with you. When I moved back I was a fan of the faux historic thing. There are some really nice examples, especially in Lafayette square where you could lose a bet on the age of some of them. But the vast majority get something fundamentally wrong, like the crazy end plates on the ones above. Very odd since there are literally thousands of houses from simple to complex that you can copy here. Even with the historic model example “copies” there are always changes that your eye immediately sees as wrong, usually window sizes and spacing or proportions.

Yep.
There are a few neighborhoods where I'd argue conformance to historic architectural styles makes sense - e.g.: Soulard, Lafayette Square, etc. For the rest of the city, make new construction compatible with the massing, orientation, setback etc. of the surrounding buildings, include enforcement of quality of materials, but don't enforce faux historicity.
I'd *much* rather have a well-done modern building than a mullet (i.e.: a historic replica fascia with vinyl or clapboard siding on the sides and back).
And in fact I'd argue a blend of architectural styles actively enhances the character of a neighborhood, not the opposite. One can point to streets in the Gate and Grove as evidence of this.

. . . And most large European cities. They figured out how to mix the old with the new a long time ago.
