Very accurate summary. As a designer that reviews bids the 1mil seems incredibly fair post pandemic inflation. I think $8-10/sqft was typical pre-pamdemic. I know for our smaller projects we were pushing $18-20 across all bids and large commercial is closer to $15 these days so don't think that number is off base.
